General Summary
John Moriarty & Associates of Virginia (JMAV) is seeking a full-time Assistant Preconstruction Manager to assist the Preconstruction Manager on assigned construction projects in the Washington DC-Metro area. The Assistant Preconstruction Manager will be responsible for gathering and distributing information to subcontractors, consultants, architects, clients, and internal team members.
The Assistant Preconstruction Manager should be located within daily driving distance of the Washington DC-Metro area and can expect to work from the Arlington, VA Main Office, and work from and travel to meetings and job sites as needed.
Roles & Responsibilities:
The daily responsibilities of the Assistant Preconstruction Manager include, but are not limited to:
- Assisting in building estimates by doing takeoffs of projects throughout the design process
- Managing bid list and contact information
- Coordinating and assemble bid packages
- Distributing project documents to subcontractors
- Developing subcontractor scopes of work
- Soliciting and coordinating price studies with subcontractors
- Reviewing and qualifying subcontractor proposals to ensure compliance with contract documents
- Maintaining drawing log and updating construction documents to most current set, including addendums
- Assisting team managers with developing site-specific logistics plans
- Occasionally visit active job sites to understand construction processes, various job site processes, and job site conditions
- Assisting with commodity and historical data collection
- Assisting in training junior level team members in preconstruction processes
- Attend meetings with external clients and consultants
- Assist in assembling GMP
Education:
- 4-year degree required.
- Degree in Engineering, Construction Management, Architecture, or related field preferred.
Work Experience:
- 3-5 years of experience in Engineering, Construction Management, or Architecture required.
Knowledge, Skills, and Abilities:
- Candidates must be adaptable, team players, and have strong client service skills
- Excellent communication skills, both verbal and written
- Ability to read construction documents
- Ability to manage competing priorities in a deadline driven work environment
- Familiarity with Microsoft suite software, Newforma, Bluebeam, Autodesk Takeoff (or similar), Google Sketch-up, AutoCAD, Revit
- Ability to train, delegate work, and oversee task completion for junior team members
- Assist in professional growth of junior team members
- Desire to gain experience in construction engineering
Physical Requirements:
- This position will require light physical activity
- Office/Meeting Locations: Sitting and standing for extended periods of time
- Job site: Driving between sites, climbing stairs and ladders, walking on rough terrain, standing for extended periods of time
Work Environment:
- Work will be performed predominately in the office with periodic trips to the job site and meeting locations
- Job site: Outdoor work in all weather conditions; moderate to loud noise exposure
