Construction Project Manager

Position Summary

The Project Manager (PM) oversees all aspects of assigned residential and commercial construction projects from preconstruction through close-out. The PM ensures that projects are delivered safely, on time, on budget, and to a high standard of quality while maintaining strong client relationships and effective coordination between subcontractors, suppliers, and the field team.

Core Responsibilities

General Project Management

  • Lead project setup and planning following estimating handoff; review drawings, scope, and subcontractor bids.
  • Develop baseline schedules, budgets, and procurement plans.
  • Negotiate and issue subcontracts, purchase orders, and change orders.
  • Track project costs, forecasts, and pay applications.
  • Conduct weekly OAC and subcontractor coordination meetings.
  • Manage RFIs, submittals, as-builts, meeting minutes, and all project documentation.
  • Oversee QA/QC procedures, safety compliance, and code adherence.
  • Drive close-out, punch lists, and warranty handoff.

Residential Project Management Responsibilities

  • Manage homeowner selections, finishes, and allowances through detailed tracking logs.
  • Schedule and lead milestone walkthroughs (framing, mechanicals, finish, and final).
  • Coordinate directly with homeowners, designers, and vendors for timely decisions.
  • Maintain transparent documentation for allowances, upgrades, and change approvals.
  • Enforce high cleanliness, safety, and craftsmanship standards.
  • Oversee warranty response and follow-up service after project completion.

Commercial Project Management Responsibilities

  • Manage documentation for prevailing wage, certified payroll, and lien waivers when applicable.
  • Coordinate with architects, engineers, inspectors, and commissioning agents.
  • Oversee tenant improvement (TI) or fit-out work, including owner and landlord coordination.
  • Track contract compliance, insurance certificates, and schedule milestones.
  • Enforce OSHA safety standards and maintain documentation.
  • Lead final inspections, commissioning, and occupancy certification.

Qualifications

  • 5 years of experience managing construction projects (residential and/or commercial).
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or equivalent experience.
  • Proficient in Contractor Foreman (or equivalent project management software) and Bluebeam.
  • Strong understanding of construction contracts, drawings, and building codes.
  • OSHA 30 certification preferred; valid driver’s license required.

Compensation & Benefits

  • Salary range: $75,000 - $100,000.
  • PTO, holidays, medical/dental/vision.
