Job Title: Home Buying Specialist
Location: In-Office (Full-Time, 40 hours/week)
Compensation: Base Salary Performance-Based Commission
Position Overview
The Home Buying Specialist is responsible for sourcing, qualifying, and converting motivated homeowners into signed contracts. This is a frontline revenue-generating role focused on building trust with sellers, uncovering motivation, and negotiating win-win agreements.
This position requires strong communication, emotional intelligence, and the ability to confidently guide sellers through the decision-making process.
Key Responsibilities
Lead Conversion & Seller Engagement
- Handle inbound and outbound leads from multiple marketing channels (PPC, direct mail, cold calling, etc.)
- Build rapport and establish trust with homeowners
- Conduct deep discovery to understand motivation, timeline, and property condition
- Consistently follow up with prospects to move opportunities forward
Appointments & Property Evaluations
- Conduct in-person and virtual appointments with sellers
- Evaluate property condition and gather all relevant deal data
- Clearly present the company’s value proposition and process
- Position offers in a way that aligns with the seller’s needs
Negotiation & Contract Execution
- Negotiate pricing and terms to secure profitable deals
- Overcome objections with confidence and professionalism
- Guide sellers through the decision process to signed agreement
- Ensure all contracts are accurate and properly executed
Pipeline & CRM Management
- Maintain accurate and up-to-date records in CRM
- Ensure all opportunities are properly categorized (Hot, Warm, Cold, etc.)
- Set and complete follow-up tasks to ensure no deal is lost due to lack of communication
- Keep pipeline organized, active, and moving forward
Team Collaboration
- Work closely with Dispositions and Operations teams to ensure smooth handoff after contract
- Communicate key deal details clearly to internal stakeholders
- Participate in team meetings, trainings, and performance reviews
Performance Expectations
- High volume of quality conversations with motivated sellers
- Consistent appointment setting and attendance
- Strong contract-to-appointment conversion ratios
- Reliable follow-up and pipeline management discipline
- Monthly contract and revenue targets achieved
Qualifications
- 1–3 years in sales (real estate experience preferred but not required)
- Strong communication, listening, and persuasion skills
- High level of emotional intelligence and situational awareness

- Ability to handle rejection and maintain consistent activity
