Role Description
This is a full-time on-site role for a Project Manager located in Las Vegas, NV.
1. Project Planning and Initiation
· Responsible for accessing the ITB folder, downloading the complete set of plans from the builder's bid invitation, and ensuring all required documents are collected. Additionally, tasked with creating a new project in the Commercial Bid folder, organizing project files, and uploading the full set of plans into the bidding documents. Accountable for extracting the Plumbing Fixture Schedule from the bidding documents and ensuring the information is accurately prepared for subsequent use.
· Budget Creation and Management: Prepare a detailed budget for the entire project, ensuring that costs are estimated accurately for materials, labor, and other resources. The PM is responsible for managing the project’s budget throughout the construction process to ensure that it stays within the approved financial limits.
· Permitting and Compliance: Ensure that all required permits, licenses, and regulatory approvals are obtained before work begins. Work with local authorities to ensure compliance with building codes and environmental regulations.
2. Compile Fixture Specifications
· Manufacturer Data Sheets: Include product data sheets from the manufacturer for each plumbing fixture. These sheets provide essential details, such as dimensions, materials, installation requirements, and performance specifications.
· Model Numbers and Descriptions: List the exact model numbers, names, and descriptions of each plumbing fixture to be installed. This allows for easy identification and ensures the correct products are selected.
· Performance Data: Provide data related to the performance of the fixtures, such as flow rates, water pressure, water conservation features, or temperature ratings, to ensure they meet the design requirements and sustainability goals.
· Materials and Finish Specifications: Include detailed information on the materials used for the fixtures (e.g., brass, stainless steel, porcelain, etc.), as well as the finishes (e.g., polished chrome, matte black) to ensure durability, aesthetics, and consistency with design goals.
3. Team Leadership and Resource Management
· Resource Allocation: Oversee the allocation of resources such as materials, machinery, and labor. Ensure that there are no shortages or delays in the delivery of required resources to the job site.
· Manage Subcontractors: Coordinate with subcontractors to ensure their work is completed on schedule, within budget, and in compliance with project specifications.
4. Project Scheduling and Time Management
· Create and Maintain Schedules: Develop a detailed project timeline that includes key milestones, deadlines, and dependencies. Ensure that work is completed on time and that any delays are identified and addressed promptly.
· Monitor Project Progress: Regularly monitor the progress of construction to ensure that it is proceeding according to schedule. Adjust timelines as necessary and implement corrective actions to mitigate delays.
5. Cost and Budget Management
· Monitor Project Budget: Oversee the project budget throughout the construction process, ensuring that costs stay within the allocated amount. Manage procurement of materials and services, tracking expenses to ensure the project remains financially viable.
· Manage Change Orders: Evaluate and process change orders, ensuring that any modifications to the project scope are properly documented and that additional costs are accounted for.
· Forecast Costs: Anticipate cost fluctuations or unexpected expenditures and take corrective actions, such as securing additional funding or adjusting the project scope.
· Approve Invoices: Review and approve invoices from contractors, suppliers, and subcontractors to ensure they align with contract terms and the project budget.
6. Contract Management
· Negotiate Contracts: Ensure that all contractual obligations are clear, and that all parties are aligned on expectations.
· Enforce Contract Terms: Ensure that all parties involved in the project adhere to the terms of their contracts, including timelines, costs, and quality standards.
· Manage Disputes: Address any disputes or disagreements that may arise between contractors, subcontractors, or clients, working toward resolution while keeping the project on track.
7. Project Closeout and Final Inspection
· Finalize Deliverables: Ensure all project deliverables are completed to the required standards and that any punch-list items are addressed before final handover.
· Client Handover: Provide the client with all necessary documentation, including warranties, operation manuals, and as-built drawings.
· Closeout Documentation: Complete and submit all required documentation for project closeout, including financial reports, contracts, and final invoices.
· Post-Project Evaluation: Conduct a project debrief with the team to assess what went well and what could be improved for future projects. Capture lessons learned and document them for future reference.
