What this job involves:
As a Lead Maintenance Mechanic at JLL, you'll serve as the technical backbone of our commercial building operations, leading a skilled mechanical team while ensuring critical MEP systems operate safely and efficiently. This leadership role combines hands-on technical expertise with team development responsibilities, overseeing everything from high-pressure boiler systems and building automation to emergency response coordination and client relations. You'll drive operational excellence by implementing predictive maintenance programs, mentoring mechanics and apprentices, and serving as the primary technical liaison between our operations team and clients. This position offers the opportunity to shape building performance, develop technical talent, and make a direct impact on the safety and satisfaction of building occupants across our commercial portfolio.
What your day-to-day will look like:
Lead and coordinate mechanical team operations including work order prioritization, crew assignments, and cross-trade coordination with HVAC, electrical, and construction teams to maintain seamless building operations.
Oversee critical MEP system integration including HVAC, fire safety, building automation, boiler and steam distribution (up to 150 psig), wastewater treatment, compressed air systems, and backup power mechanical components.
Conduct system commissioning, performance testing, vibration monitoring, and implement predictive maintenance programs using CMMS systems to maximize equipment reliability and minimize downtime.
Develop and enforce safety protocols including Job Safety Analysis, Lockout/Tagout procedures, confined space entry coordination, safety briefings, and incident investigations while managing team PPE compliance.
Interface directly with clients and property managers to provide technical explanations, resolve service issues, manage tenant improvement mechanical requirements, and coordinate system impacts during building fit-outs.
Maintain comprehensive documentation including equipment logs, as-built drawings, project records, and mechanical system schematics while ensuring crew certifications and license renewals remain current.
Provide emergency response leadership and after-hours support for critical system failures, coordinating rapid resolution to minimize business disruption.
Required Qualifications:
High school diploma with completed mechanical apprenticeship program (4-5 years) and valid pipe fitter/millwright/operating engineer license at journeyman or master level.
Minimum 5 years of commercial or industrial mechanical experience with at least 2 years in a supervisory or lead capacity managing mechanical teams.
OSHA 10 or 30-hour certification, backflow prevention certification, and Crane Inspection Certification (NYS required for applicable locations).
Proven experience operating and maintaining high-pressure systems (up to 150 psig) including boiler operations, steam distribution, and water/wastewater treatment with chemistry knowledge.
Strong mechanical code interpretation skills with ability to read mechanical schematics and blueprints, perform root cause analysis, and execute complex troubleshooting.
Physical capability to lift 50 pounds regularly and work in confined spaces, at heights, and in varying outdoor and indoor conditions.
Proficiency with CMMS systems and demonstrated leadership abilities including team building, communication skills, and the ability to explain technical concepts to non-technical stakeholders.
Preferred Qualifications:
Advanced certifications including boiler certifications (R-Stamp), master level licenses, advanced welding certifications, or PLC programming credentials.
Vibration analysis certification, energy management certifications, or predictive maintenance training with sensor integration experience.
Background in motor controls troubleshooting, precision measurement, alignment procedures (laser or dial indicator), and power transmission systems.
Experience with smart building or IoT integration, renewable energy technologies, or building automation system optimization.
Knowledge of boiler chemistry, potable water systems, water disinfection protocols, and emergency response planning for critical system backup scenarios.
