Job Description

Pay: $70900 - $86800 / year (paid hourly)

Schedule: M - F; day shift

Location: Seattle, WA | Meta campus

Purpose

Support Assistant Lab Operations Manager with lab system maintenance and repairs. Perform recurring inspections and support of critical gas systems, perform laboratory equipment maintenance (laser cutters, filtration units, abatement systems, glovebox units, 3D printers, etc…), troubleshooting and repair of critical system failures, limiting operational down-time, and re-establishes services. General diverse knowledge of lab systems for recognizing deficiencies. Understands and explains the impact of implementing changes to current systems and cross functional equipment operation.

Relationship To Other Positions

Reports to Lab Operations Manager, onsite direction by Lead Technicians and works directly with Consumable Technicians.

Job Overview

Execute gas system monitoring and reporting, support operation of critical gas systems and gas cabinets for research lab spaces. Perform maintenance on lab equipment and tools, basic cleaning/tidying duties of tools and lab spaces, handling of compressed gas cylinders, audit lab spaces and safety equipment, support cross functional teams and teammates needs as determined by managers and team leads.

Job Functions

With direction from Lab Operations Management, the Lab Operations Technician executes maintenance actions and provides quality control for the following:

• Tracking logs and files, where appropriate, to include, but not limited to; gas consumption logs and other equipment or operation inspection logs specific to the property but not limited to
• Assisting with existing system operation and performing preventative maintenance
• Support lab operations projects assigned by the Lab Operations Manager(s)
• Inspect gas cylinder orders upon receipt, review cylinders against client specification and reject cylinders not meeting acceptable defined standard
• Assisting with restocking of consumable materials as needed
• Coordinating with Lab Operations Lead Tech and Consumable Technicians to ensure quality services are completed on schedule
• Execute operational steps of system specific Standard Operating Procedures (SOP)
• Assist in execution of Method of Procedure (MOP)
• Assist with critical gas/chemical system shutdown and start-up
• Provide prompt and courteous response to tenant requests within the guidelines set forth by JLL
• Assist with light lab furniture moves and setup as needed to support Consumable Technicians
• Maintain ethical, professional, and courteous relations with contractors and tenants
• Demonstrate full competency in all current JLL and property emergency procedures including but not limited to:
• Assist with life safety system alarms
• Adhere to all JLL and property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards, and regulations.
• Actively participate in required training activities and seminars
• Apply knowledge of how each of the components in the building systems relates operationally to one another and to adjust system(s) as needed
• Identify potential causes for failure of a system(s) and prioritize repair process
• Ability to efficiently handle and coordinate multiple tasks and project assignments
• Interact with employees, visitors, and contractors with poise and diplomacy
• Maintain calm demeanor in emergency situations
  
  

Job/Skill Requirements

Skill requirements to perform assigned duties:

• Collaborate with fellow team members during maintenance and troubleshooting processes
• Perform general repairs, maintenance and replacement of components within scope of work (SOW), but not limited to
• Ability to function mostly autonomous
• Interpret instructions in written, oral, and diagrammatic or schedule form
• Possess initiative to assume additional responsibilities
• Communicate effectively both verbally and written
• Read and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, particle monitor, and leak detection devices
• Knowledge and proper use of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.)
• The ability to thoroughly read, comprehend, formally acknowledge, and consistently adhere to Standard Operating Procedures (SOPs).
• Understand correct usage of power tools, drill motors, saws, grinder, impact wrenches, etc. (pneumatic, electric or engine drive)
• Read and understand a variety of instructions, including equipment instruction manuals (including written, oral, or schedule forms)
• Understand correct usage and donning of all Personal Protective Equipment (PPE)
  
  

Experience Requirements

Experience requirements to perform assigned duties:

• 1 years of experience as a Lab Service Technician or equivalent technical trade
• Worked within lab and cleanroom environments (recommended)
• Experience working within high stress and demand environments
• Worked with vendors for work execution and quality control
• Experience performing maintenance of critical equipment
  
  

Educational Requirements

Educational requirements to perform assigned duties:

• High school diploma or equivalent
• Specific license(s) applicable to trade (recommended or working towards)
• Obtain required city and/or government licenses or permits (i.e. Boiler Operator's license, Maintenance Electrician’s License, EPA CFC Universal Certification Technician certificate, refrigeration operator/mechanic's license etc.)
  

Working Environment

Working conditions to perform assigned duties:

• Indoors - 80%
• Outdoors - 20%
• Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and holidays
• Work overtime as business needs deem appropriate
• Willing to be on call in a rotational schedule
• Emergency response to limit operational downtime
