Traveling Field Superintendent

JIM Property Services
Birmingham, AL Full Time
POSTED ON 10/12/2026
AVAILABLE BEFORE 2/9/2027

Job Summary

We are seeking an experienced, hands-on Construction Project Manager / Superintendent to manage renovation and repair style construction projects in and around Birmingham.

This is not an entry-level Project Manager position. We are looking for someone who can take full ownership of a construction project from start to finish—including building the subcontractor team, managing field operations, controlling costs and schedules, and handling the necessary documentation.

A major part of this position is the ability to independently source, qualify, negotiate with, and hire local subcontractors and vendors. You will not simply be handed a complete subcontractor list. You must be resourceful and know how to find qualified local trades, obtain and level multiple bids, verify that scopes are complete, negotiate pricing, check qualifications and availability, and assemble the right team to successfully complete the project.

Who We're Looking For

We are looking for a builder, problem-solver, and deal-maker—not simply an administrator.

The right person understands how construction actually gets built and knows how to put together the team needed to build it.

You should be comfortable picking up the phone, networking locally, contacting suppliers and trades, developing new subcontractor relationships, soliciting competitive bids, negotiating pricing, and qualifying subcontractors before bringing them onto the project.

We want someone who has personally:

  • Sourced and hired subcontractors in markets where they did not already have an established subcontractor network.
  • Found qualified local trades through more than simply searching Google and calling the first contractor listed.
  • Developed detailed bid scopes and sent them to multiple qualified subcontractors.
  • Compared and leveled subcontractor bids to make sure pricing and scopes are apples-to-apples.
  • Negotiated subcontractor pricing while maintaining the required scope, quality, and schedule.
  • Verified subcontractor experience, manpower, availability, licensing, insurance, and ability to perform the work.
  • Identified missing scope before awarding a subcontract.
  • Built relationships with local suppliers and used those relationships to help identify reputable trades.
  • Managed subcontractors after award and held them accountable for schedule, quality, scope, and performance.
  • Managed a construction project from mobilization through final closeout.
  • Managed RFIs, submittals, change orders, daily reports, inspections, schedules, punch lists, and closeout documentation.
  • Read and worked directly from plans and specifications.

Core Responsibilities

Subcontractor Sourcing & Procurement

  • Independently source, qualify, negotiate with, and hire local subcontractors for all required trades.
  • Develop a qualified local subcontractor and vendor network for each property.
  • Prepare detailed scopes of work for bidding.
  • Solicit and obtain multiple competitive bids.
  • Review and level subcontractor proposals to identify exclusions, gaps, qualifications, and potential scope issues.
  • Negotiate pricing and contract terms while protecting the project's budget and scope.
  • Verify subcontractor licensing, insurance, qualifications, references, manpower, and availability.
  • Work with local suppliers, industry contacts, subcontractors, and other resources to identify additional qualified trades.
  • Maintain backup subcontractor options for critical scopes whenever possible.
  • Track subcontractor commitments against the project budget.
  • Manage subcontractors after award and ensure compliance with their contracted scope, schedule, plans, specifications, and quality requirements.
  • Address subcontractor performance issues quickly and find replacement resources when necessary.

Project & Field Management

  • Take ownership of the project from pre-construction and mobilization through final completion and closeout.
  • Lead daily field operations and coordinate all subcontractors.
  • Develop and maintain detailed project schedules.
  • Review plans, specifications, contracts, addenda, site conditions, photos, and other project documentation.
  • Develop comprehensive material lists and ensure required materials are properly budgeted and procured.
  • Conduct regular site inspections to verify quality, installation accuracy, safety, and progress.
  • Identify potential scope changes before additional work is performed.
  • Resolve field conditions and construction issues proactively.

Qualifications

  • 5 years of construction Project Management and/or Superintendent experience preferred.
  • Proven experience independently managing construction projects.
  • Strong proven experience sourcing, qualifying, negotiating with, and hiring subcontractors is required.
  • Ability to enter a new market and build a local subcontractor network from the ground up.
  • Strong knowledge of RFIs, submittals, change orders, inspections, schedules, daily reporting, pay-application support, punch lists, and closeout procedures.
  • Strong ability to read and understand blueprints, specifications, contracts, schematics, and technical drawings.
  • Strong understanding of construction means and methods.
  • Ability to develop detailed scopes of work and comprehensive material lists.
  • Strong contract, budget, and scope-management skills.
  • Excellent written and verbal communication skills.
  • Highly organized, resourceful, and able to work independently.

What Makes This Role Different

We are not looking for someone whose experience is limited to updating schedules, attending meetings, supervising crews, or forwarding emails.

We need someone who can build the project team and then manage that team.

If we need a masonry contractor, electrician, plumber, roofer, painter, concrete contractor, or another trade, we expect the Project Manager to know how to go into a new market, find qualified companies, get multiple competitive bids, vet them, negotiate the numbers, award the work, and then manage their performance.

If a problem comes up, we expect you to investigate it, find the right resources, develop a solution, document it properly, and keep the project moving.

Pay: $65,000.00 - $85,000.00 per year

Benefits:

  • Paid time off

Application Question(s):

  • Do you have any experience sourcing local crews? Not just using the first name you find on Google.
  • Which of the following have you personally managed: RFIs, submittals, change orders, daily reports, inspections, pay applications, schedules, punch lists, and closeout documentation?
  • Are you comfortable being responsible for subcontractor sourcing, field operations, budget, schedule, and project documentation, rather than only one portion of project management?
  • Are you willing and able to travel as needed? That includes driving and/or flying, often last minute, and sometimes for several days if needed.
  • How many years have you personally managed construction projects as a PM or superintendent?
  • If you were handed a new project tomorrow in an area you are not familiar with, how would you go about sourcing 3 new qualified bidders?
