Job Summary
JIA Communities is seeking a Superintendent to oversee our luxury residential construction projects. The Superintendent will ensure that projects are completed on time, within budget, and to the highest standards of quality and safety. This role requires strong leadership, coordination, and problem-solving skills to ensure the successful execution of our luxury residential projects. This role has strong upward mobility as we launch our Vertical Construction on a 205-acre residential project in Spring of 2027.
Duties and Responsibilities
- Site Management: Oversee daily construction activities of 4,000 - 5,000 SF semi-custom residential homes.
- Site Coordination: Manage material deliveries, subcontractor parking, and site cleanup associated with vertical construction activities.
- Site Services: Oversee placement, management, and removal of dumpsters, portable restrooms, and other site services.
- Quality Control: Monitor the quality of work performed and ensure compliance with project specifications and standards.
- Safety Management: Implement and enforce safety protocols to ensure a safe working environment for all site personnel.
- Problem-Solving: Identify and address any issues or delays on the construction site and develop solutions to keep the project on track.
- Reporting: Maintain accurate records of daily activities, progress, and any issues, and report to the Construction Manager and project team.
- Inspections: Conduct daily site inspections to ensure compliance with building codes, safety regulations, and project specifications.
- Communication: Serve as the primary on-site point of contact for subcontractors, suppliers, and site personnel.
- Scheduling: Assist in managing installation schedules and ensuring subcontractors meet project deadlines.
- Handyman Work: Perform light handyman tasks to address minor construction needs on-site.
- Landscape Support: Assist with landscape installation activities as needed to support project completion.
Knowledge, Skills & Abilities Required
- Experience: Minimum of 5 years of experience in construction supervision, with a proven track record of successful project management and completion. Residential construction experience preferred.
- Experience in overseeing both residential and commercial construction projects preferred.
- Education: Bachelor’s degree in construction management, or a related field is highly desirable.
- Skills: Excellent leadership, organizational, and communication skills. Proficiency in construction management software and a strong understanding of construction processes and best practices.
- Certifications: Relevant certifications (e.g., OSHA, PMP, or other construction management certifications) are a plus. Contractor's License is Preferred.
- Knowledge: In-depth knowledge of construction methods, building codes, safety regulations, and quality control procedures. Familiarity with site management and effective problem-solving strategies.
- Abilities: Ability to oversee and coordinate multiple aspects of construction projects, manage subcontractors, and resolve issues efficiently. Strong problem-solving and analytical skills, with exceptional attention to detail and the ability to work under pressure and meet deadlines.
- Communication: bi-lingual English / Spanish is preferred.
- Ability to use Microsoft Office & Scheduling software. We currently use Smartsheet and are transitioning to HomeBuilder One
- Hands-On Ability: Capable of performing light handyman work and site support tasks when required; willingness to assist in landscape or cleanup activities.
- Must be able to lift 50 lbs.
- Ability to stand/walk up to 8 hours, bend, kneel, climb, balance, stoop, crouch, crawl, and navigate stairs or uneven terrain. Requires use of hands and clear vision.
Health & Safety Factors
Must follow all personal protective equipment and safety requirements.
Hours
8:00 to 4:30 Monday to Friday plus additional as required.
