Small Portfolio Apartment Manager

Property Management Experience REQUIRED!!! Small Family Owned Business is seeking a Portfolio Apartment Manager to become part of our team! You will be the Manager of four small apartment complexes in the greater Tacoma Area with an office of your own. Looking for someone who loves people, real estate, is organized and a great multitasker and a self starter. You will help plan and facilitate all real estate activities and transactions.

Responsibilities We need someone with experience including but not limited to:

• Oversea and Maintain our Tenant Software - knowledge of Rentmanager/ Blue Moon Leasing Software a PLUS but not necessary
• Oversea online vacancy listings Managing zillow/ apartment.com accounts and following leads
• Perform background checks and online applications of potential Tenants
• Scheduling and Showing Units - Eventually managing Leasing Agent
• Checking in/out Tenants
• Managing Lease Renewals, Renters Insurance and Late Notices in RentManager
• Conducts periodic inspection of vacant apartments for market-ready condition
• Staying on top of grounds maintenance - we have landscapers at each unit
• Liaison with Maintenance team to make sure all work order and repair requests are processed in a timely fashion
• Enforce property and associations' rules and regulations
• Handling Evictions with our legal team
• Supervise and coordinate preparation of annual operating and capital budgets
• Run reports and send monthly to partners - monthly zoom owners meetings

Qualifications:

• 2 years experience in property management or other related fields
• Familiarity with real estate contracts and leases
• Ability to build rapport with tenants
• Ability to multitask and prioritize
• Excellent written and verbal communication skills
• Familiarity with the software RentManager a PLUS, Leasing software
