What We Need:
We need a person with drive, a passion for home building, and a commitment to excelling in the science, methods, and materials of construction. You will be leading a team of management staff on large, multi-year construction projects.
1. Project Document Control & System Accuracy:
- Ensure all project stakeholders are working from the most current contract documents, including all approved change orders.
- Maintain and update all project data in Buildertrend, ensuring accuracy and timeliness.
- Confirm that drawings, specifications, budgets, schedules, and logs are current and accessible.
- Serve as the single source of truth for project documentation and version control.
- Audit project files regularly to ensure compliance with company standards.
2. Schedule & Budget Management:
- Develop and maintain a baseline purchasing and construction schedule with sufficient detail to manage the project effectively.
- Update the project schedule weekly to reflect actual progress and issue revised schedules to all stakeholders.
- Communicate schedule delays, including any permitted delays as defined by the construction contract.
- Issue a three-week lookahead schedule based on weekly updates.
- Coordinate and lead monthly budget and schedule review meetings with Executive Staff and the Project Team.
3. Financial Controls, Purchase Orders & Change Management:
- Issue all purchase orders for labor and materials necessary to execute the project.
- Ensure all POs align with approved budgets, schedule constraints, and quality expectations.
- Obtain executive approval for any purchase orders exceeding budget.
- Track, document, and report variance purchase orders monthly.
- Estimate, issue, and manage Owner and Trade/Vendor change orders, including credits and back charges.
4. Materials Management & Pay Applications:
- Coordinate material procurement to align with project schedule and sequencing.
- Issue and document credit POs for material returns and back charges.
- Review progress with the Superintendent and prepare monthly draw applications for Accounts Receivable.
- Validate completed work prior to inclusion in billing.
- Ensure financial documentation supports accurate and timely owner billing.
5. Client Communication, Leadership & Continuous Improvement:
- Establish and maintain positive, collaborative client relationships.
- Respond to Owner questions or concerns within 24 hours.
- Post a weekly Executive Summary outlining progress, risks, and upcoming milestones.
- Identify opportunities for cost, quality, or schedule improvements and propose alternative methods or materials.
- Demonstrate high-performance behaviors including dependability, accountability, effective communication, and strong decision-making.
Education:
- Undergraduate Degree in Architecture, Construction Science, or Construction Management is preferred.
Experience:
- A minimum of 5 years of relevant experience managing luxury, single family construction.
Skills / Tools You Must Have:
- Software: Proficient in Microsoft Office (Excel & Word) is essential. Proficient with Bluebeam is a plus. Proficient with BuilderTrend is a plus. Proficient with CPM scheduling software is required.
- Tools: Pick-up Truck capable of hauling misc. construction materials as may be necessary on occasion.
