Role Description This is a full-time, on-site Land Acquisition Specialist role. The Land Acquisition Specialist will identify, evaluate, and secure properties and rights of way in support of public infrastructure and improvement projects. Typical responsibilities include conducting site visits, performing due diligence on land ownership and title records, and gathering relevant property, zoning, and environmental information. The role involves negotiating with property owners and stakeholders to acquire land or easements, preparing and presenting offers, and documenting all communications and agreements. The specialist will collaborate closely with project managers, legal and title professionals, appraisers, and surveyors to ensure acquisitions comply with applicable regulations, timelines, and client requirements. Additional tasks include maintaining accurate project files, preparing status reports, and representing the company and its clients in a professional and ethical manner.
Qualifications
- Strong land acquisition and land development skills, with experience working on public improvement or infrastructure projects.
- Proficiency in contract negotiation and the ability to structure and present fair, compliant offers to property owners.
- Effective communication skills, including the ability to build rapport, explain technical information clearly, and handle challenging conversations professionally.
- Demonstrated experience conducting due diligence on properties, including title review, ownership verification, and basic understanding of zoning and land use considerations.
- High level of organization, attention to detail, and ability to manage multiple parcels and deadlines simultaneously.
- Familiarity with right of way processes, relocation assistance, and applicable federal, state, or local regulations is preferred.
- Travel required. Conduct in-person meetings with property owners and stakeholders.
- Proficiency with standard office software and basic project tracking tools; experience with right of way or real estate software is a plus.
- Relevant experience in real estate, right of way, land services, or a related field; a background in public agency or infrastructure projects is beneficial.
