Essential Duties & Responsibilities:
Maintenance Tech II position performs a variety of equipment and building maintenance repairs including: cleaning and housekeeping, event support, grounds keeping, pool operations, basic electrical, plumbing, HVAC, painting & carpentry and other tasks as assigned. Works to maintain high standards of cleanliness and in pristine repair throughout the building, to ensure that members, employees and visitors enjoy a safe, comfortable and welcoming environment.
Perform daily building inspections of equipment and building appearance, looking for anything that is out of place or work that needs to be completed.
Perform scheduled tasks and maintain detailed records of work performed in the work order system.
Understand the JCC emergency codes and responsibilities of staff to respond to emergencies.
Be aware of and report safety and maintenance concerns.
Maintain compliance with all JCC policies and Facilities department procedures.
Maintain daily assigned schedule (See Attached duty schedule) and enter Work Orders daily.
Maintain communication with direct Supervisor regarding duties, problems, security issues, etc.
Education and/or Work Experience Requirements:
Must be able to demonstrate a working knowledge of basic commercial building maintenance skills, including: electrical, plumbing, HVAC, painting & carpentry.Must work safely and independently with limited supervision.
Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service.
Works independently, understanding instructions, drawings, procedures and can work as a team member.
Ability to work to carry out assignments to completion working within parameters given, prescribed routines, and standard accepted practices.Communicating to immediate supervisor if problems or issues arise.
Must be able to cooperate, assist and support, and get along with the rest team.
Must understand how to enter work orders electronically and time stamp duties.
Physical Requirements:
Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards.
Ability to maintain regular, punctual attendance consistent with the ADA, FMLA and other federal, state and local standards.
Must be able to lift and carry up to 50 lbs.
Must be able to climb ladders to perform work.
Must be able to move snow seasonally, as required, working in inclement weather conditions.
Must be aware of industry safety standards and maintain strict adherence to wearing all PPE supplied.

Duties & Responsibilities
GENERAL (ALL STAFF)
40 Hours full time with benefits
5 Days per week, must be flexible (hours subject to change with season, events, and or vacation coverage, etc.)
DAILY ASSIGNMENTS
Basic computer skills for email, ADP & Asset Essentials
Can read and understand instructions for mixing cleaning product, pool chem readings, etc.
Knowledge and adherence to safety standards and PPE requirements
Maintain cleanliness of buildings, sweeping, mopping, dusting, high-dusting, graffiti removal, etc., ensuring facilities are clean and safe at all times
Drywall repair, painting and patching
Change batteries, soap, toilet paper and towel dispenser replenish
Ability to remove snow
Ability to pull weeds, mow and pick up trash
Lifting 50 lbs. as required
Attention to detail - building, grounds and safety issues - reporting issues and emergencies to immediate supervisor.
Tech Ii Skills
All of the above skills, plus:
24/7 on-call emergencies for all buildings (rotating schedule)
Knowledge of and ability to operate hand tools, power tools and large equipment (floor equipment)
Inventory and ability to find supplies/parts/delivery, recommending replacement of all items needed
Assist Tech III with HVAC air filter and belt changes
Carpentry repair, doors, molding, fixtures cabinets, etc.
Assisting with vehicle maintenance repair and safety requirements
Light plumbing repairs, faucet replacement, Skink pipe repairs, water isolation, caulking
Light electrical repairs, switches, breakers, mulit-meter and dummy stick skill
General Maintenance and Safety code issues, CO2/Smoke Detectoers, Exit signs and fire extinguisher.
Ability to teach junior technicians skills, and demonstrate proper safety and PPE use
Minimum 1 year at Tech I
Tech Iii Skills
All of the above skills, plus:
Assist in maintaining building systems, HVAC, Fire Alarm, Chiller, Cooling Towers, etc.
Effective communication, mentoring and computer literacy skill, responding to all calls as needed
Electrical maintenance of exterior lights and fixtures, teaching others to maintain interior lighting
Plumbing repair, toilets, sinks, showers, mixing valves, pumps, irrigation and pipe fitting
Small engine repair, mowers, snow blowers, tractor, etc.
Assisting in Preventative Maintenance repair scheduling
Building controllers and Facilities Explorer - knowledge of BMS controls and train Tech II
Testing and recommending new maintenance products, suppliers, best practices, supervise

- Answer service requests and emergency maintenance requests as directed by the Facilities Manager.
- Be aware of safety and appearance concerns throughout the building and grounds at all times.
- Take preventative measures to keep building equipment running, correct and report issues as they develop, entering a work order if required.
- Understand emergency codes and responsibilities of staff to respond to building emergencies.

DAILY ASSIGNMENTS
- Daily Building Quality check
- Visually troubleshoot cleanliness issues throughout the building including trash, floors, etc.
- Check work order assignments taking corrective measures, and make repairs as needed.
- Request to purchase and secure delivery of part's and supplies needed for work assignments.
- Make sure building egress routes, throughout the building are safe and accessible.
- Keep workspaces and tools clean, dry and spot free.
- Sweep and mop floors as necessary to maintain a safe, dry and attractive appearance.
- Training junior staff members, as needed.
- Document and inform immediate supervisor of any and all changes made.
- Keep all public and office areas comfortable, pristine in appearance and in good repair:Social Hall - Dance Floor - Kitchen - Rotunda--School areas and workout areas.
- Cover Events (as required) and set up or tear down tables, chair and audio equipment.
- Assist with exterior projects and aesthetics:Raking, Planter Beds, Mowing, Weeds, etc.Picking up random trash around property.
- Assist with all maintenance team duties and do your part to ensure success of all projects.
- Check Work Order lists for requested assignments throughout the day.
- Maintain safe winter sidewalks, stairs and playgrounds, shoveling snow and laying down ice melt as a priority each shift during the winter months.
- Communicate well with management and make sure you are understood in all issues.
