Operations Specialist – Seattle Tacoma International Airport - Rental Car Facility

Conrac Solutions seeks a Maintenance Lead to support our consolidated rental car facilities at the Seattle Tacoma International Airport.  Conrac Solutions strategically partners with industry to manage consolidated rental car facilities at airports across the country. Our buildings house the sophisticated rental car companies’ operations and include but are not limited to car washes, fueling stations, garbage services, water reclaim systems, etc.  

This role is responsible for proactively executing the processes that are in place to ensure contractors and stie teams maintain site and building conditions to meet the department standards.  

In this role, you will support critical services with an increased focus on a narrow fields of facility management activities that are delivered in multiple project locations. Support includes coordination to execute timely inspections, maintenance, and repair tasks. Specialists will frequently collaborate with their supervisor to define routine activities using facility management principles, manufacturer specifications, and industry best practices to achieve the lowest total operating cost. Please note this a FT Regular position located at the rental car facility near the Seattle Tacoma International Airport.

ESSENTIAL FUNCTIONS

  • Timeliness in deliverables: monthly inspection and compliance reports received ahead of deadline.
  • Provide annual update on building systems to inform the capital improvement plans.
  • Vendor compliance is routinely reviewed, shortfalls addressed and documented, and performance plans in place to ensure quality of service.
  • Manage vendor performance and compliance with service agreement and department standards.
  • Collaborate with other departments to update the capital improvement plans.
  • Coordinate inspections to monitor site and facility conditions at multiple project locations.
  • Ensure work completed by staff and contractors has been completed satisfactorily. Provide feedback and set expectations, following up on any deficiencies.
  • Respond appropriately to emergencies or urgent issues as they arise.
  • Maintain current knowledge of individual area of expertise. Provide updates to team as needed.
  • Establish good working relationships with other team members.
  • Foster positive communications and relationships with tenants, owners, and building staff.
  • Keep up to date on industry trends and developments.
  • Adhere to company policies and procedures.
  • Actively participate in meetings as requested.
  • Other duties as assigned.

 

QUALIFICATIONS

  • Associate degree, trade school, or technical certification preferred. May be substituted with High School Diploma and 4 years of progressive experience in a similar technical role.
  • Minimum 2 years of related industry experience.
  • Complete knowledge of facility equipment and facility maintenance programs and procedures.
  • Strong understanding of mechanical, electrical, and plumbing systems.
  • Budgeting, invoicing, and financial review experience preferred.
  • Strong knowledge of safety principles and practices.
  • Ability to identify and recognize unsafe conditions or work practices.
  • Effective communication skills.
  • Keen attention to detail.
  • Proficient in Microsoft Office. Proficient typing skills are also required.
  • Professional in appearance and character.
  • Able to work well in a collaborative environment.
