What are the responsibilities and job description for the Maintenance Technician position at James River Rental Property?
We are seeking a highly organized and proactive maintenance technician to join our team. This role is pivotal in managing daily operations and supporting current tenants.
- Proven experience in general building maintenance, facilities maintenance, or residential/commercial construction.
- Strong framing and carpentry skills, including the ability to repair and construct walls, doors, trim, and other structural components.
- Experience with interior and exterior painting, including surface preparation, patching, and finishing.
- Ability to perform minor plumbing repairs, including replacing faucets, repairing leaks, unclogging drains, and installing basic plumbing fixtures.
- Ability to perform minor electrical repairs, including replacing switches, outlets, light fixtures, ballasts, and troubleshooting basic electrical issues.
- Skilled in the use of hand tools, power tools, and maintenance equipment.
- Ability to diagnose maintenance problems and determine appropriate repair solutions.
- Knowledge of building systems, safety procedures, and preventive maintenance practices.
- Ability to read and follow work orders, maintenance instructions.
- Strong attention to detail and commitment to quality workmanship.
- Ability to work independently with minimal supervision and manage multiple tasks effectively.
- Good communication and customer service skills when interacting with tenants, residents, vendors, or staff.
- Ability to lift up to 50 pounds, climb ladders, work at heights, and perform physical labor in various weather conditions.
- Valid driver's license and reliable transportation
Pay: $18.00 - $23.00 per hour
