Estimator Position Overview:

Jackson Design Build is seeking an experienced Estimator / Project Coordinator to join our Design/Preconstruction team.

In this role, you will be responsible for gathering and coordinating pricing from our trusted trade partners and vendors to produce accurate project estimates for fixed-price construction agreements. You will work closely with our Sales and Design teams to prepare budget presentations, track pricing as designs evolve, facilitate trade walk-throughs, and support seamless hand-offs to our production team.

This role plays a critical part in delivering a smooth pre-construction process and setting our projects—and clients—up for success.

What You’ll Do:

Estimating

  • Review plans, specifications, schedules, and structural details to accurately estimate materials, labor, and trade costs.
  • Perform material take-offs and quantify project labor hours.
  • Track design changes and maintain updated estimates throughout the design phase.
  • Collaborate with Sales and Design to gather pricing for finishes, fixtures, assemblies, and options.
  • Prepare professional budget presentations for client budget meetings.
  • Identify over-budget items and participate in value-engineering discussions.

Pre-Construction Coordination

  • Prepare and distribute RFPs to trade contractors and vendors.
  • Schedule and organize trade walk-throughs.
  • Track all RFPs, proposals, revisions, and updates.
  • Coordinate revisions with trade partners to align with full project scope.
  • Develop and maintain detailed written Project Specifications and manage homeowner review and revisions.
  • Manage purchasing for project components (lighting, plumbing fixtures, accessories, etc.).
  • Place orders, track lead times, receive and inspect deliveries, and coordinate storage and labeling of materials.
  • Initiate onboarding of new vendors and coordinate trade documentation with accounting.

Position Expectations

  • Manage multiple active projects simultaneously (design-phase and production).
  • Meet all JDB design-build process deadlines, including trade walks, budget meetings, and project start schedules.
  • Support teamwork, share ideas, and assist colleagues when needed.
  • Demonstrate leadership, reliability, and excellent communication with teammates, clients, trade partners, and vendors.

Do you meet the following qualifications?

  • Education: High school diploma required. 2 years college/AA degree preferred; Bachelor’s degree in construction/engineering is a plus.
  • 5 years of construction experience with at least 2 years in estimating, particularly in residential remodeling or custom home building.
  • Proficiency in Microsoft Excel, Word, and project management software (Asana and Buildertrend a plus)
  • Strong communication, organization, and multi-tasking skills.
