Construction Maintenance Technician (Remodeling & Repairs) – 1099 Contractor
Effingham, IL & Neoga, IL | Central Illinois
30–40 Hours per Week | $20–$22/hour (DOE)
Independent Contractor (1099 Position)
We are seeking a Construction Maintenance Technician (1099 Independent Contractor) to support remodeling, renovation, and repair projects across our mobile home park properties in Effingham and Neoga, IL. This is a hands-on construction and maintenance role, with occasional travel to other company-owned properties in Central Illinois.
This position is ideal for a reliable, team-oriented contractor with experience in construction or remodeling who takes pride in quality work and consistent performance.
Scope of Work:
- Perform construction and remodeling maintenance, including:
- Drywall installation and repair
- Flooring installation and repairs
- Interior and exterior painting
- Basic carpentry, trim work, and framing
- Assist with home renovations and make-ready projects
- Complete general property maintenance and repair tasks
- Coordinate with maintenance team members and site leads
- Maintain clean and safe work areas
- Follow job-site safety standards and project guidelines
- Report primarily to Effingham and Neoga, IL locations
- Travel to other nearby company-owned properties as needed
Contractor Requirements:
- Experience in construction, remodeling, or maintenance work
- Handyman, general construction, or property maintenance background preferred
- Ability to use common hand and power tools
- Physically able to lift, bend, kneel, and perform manual labor
- Reliable, punctual, and a strong team player
- Valid driver’s license and reliable transportation
- Must be able to work as an independent contractor (1099)
Compensation & Schedule:
- $20–$22 per hour, depending on skills and experience
- 30–40 hours per week, project-based

Important Classification Notice:
This position is a 1099 independent contractor role. Contractor is responsible for their own taxes, insurance, and required licensing, as applicable.
