Company Description:

J.L. Dunn & Company is a family-owned General Contractor & Construction Manager specializing in commercial renovations, adaptive reuse, luxury residential, historical preservation, and new building construction projects in the Boston area. We are seeking a self-starting, motivated, and entrepreneurial Project Manager to work with our growing and dynamic construction management staff. J.L. Dunn is based in Boston, Massachusetts with a strong presence in Boston and the surrounding areas.


The Role:   

J.L. Dunn is seeking a highly motivated individual to join our Project Management team. As the pre-construction and construction Project Manager, you will have direct involvement in estimating, procurement, permitting, design, and construction. To succeed in this role, the individual must have strong communication skills, attention to detail, a proactive problem-solving mentality and be a motivated team player.


Preconstruction Responsibilities:

· Review of construction documents for input on constructability, means and methods, code compliance, permitting requirements, building systems, and schedule compliance.

· Assist in the creation of a design development budget and maintaining this budget through the establishment of a GMP contract.

· Assist in creating and maintaining an efficient project schedule from Design Development through GMP and Substantial Completion that aligns with Owner’s delivery expectations.

· Assist in the development of the construction management and logistics plan to ensure efficient and safe operations with minimal disruptions to the surrounding urban neighborhood.

· Coordinate with consultants and design team to ensure the proper documentation is obtained to secure all required permits.

 

Project Management Responsibilities:

· The Project Manager leads all phases of project procurement and management including estimating, purchasing, permitting, schedule, construction, quality control and project close out.

· Communicate effectively and promptly with architects, engineers, owners, tenants, and property managers.

· Establish a trusting relationship with our client(s) and design team partner(s).

· Provide strong leadership and mentoring for all JLD project team members.

· Manage project budgets, allowances, contingencies, cost forecasting reports, and cost to complete meetings with Project Executives and Project Accounting team.

· Responsible for tracking, estimating, creating, and submitting project financial management documents including potential change orders (PCO), subcontractor change orders (CCO), self-performed labor costs, and monthly AIA billing.

· Manage subcontractor solicitation, scope of work creation, bid review, and complete contracting in compliance with construction documents.

· Assist in development of project schedule(s).

· Track schedule milestone compliance with Project Superintendent to ensure timely project completion.

· Provide Clients with monthly schedule update and prompt written notification of any schedule impact(s).

· Take decisive and prompt action once a potential issue or challenge is identified.  

· Apply technical building knowledge to proactively assist design teams with problem solving solutions and value engineering ideas.

· Utilize leadership skills to conduct project and coordination meetings. 

· Establish and administer project close out plan including punch list, close out documents, and certificate of occupancy

· Ensure that all construction work is coordinated, managed, and supervised to ensure compliance with prime contract, project specifications, and J.L. Dunn’s safety standards

· Represent J.L. Dunn’s company values and standards in all aspects of your day-to-day responsibilities

 

Qualifications:

· Bachelor’s degree in construction management, architecture, engineering, or business.

· Minimum of four (4) years of experience in an Assistant Project Manager/Project Manager role

· Experience running a project as the Project Lead

· Commercial construction experience required

· Adaptive Reuse & Renovation project experience in Boston preferred

· Massachusetts CSL and OSHA certification a plus

· LEED Certification a plus

· Self-motivated, energetic, enthusiastic, with an entrepreneurial outlook

· Excellent communications and organizational skills required

· Must demonstrate excellent business judgement

· Proficiency in Procore, Excel, and Microsoft Project Schedule

· Excellent organizational skills and attention to detail evidenced by a strong command of all applicable contracts and legal provisions

· Ability to consistently analyze and execute financial trade-offs which frequently involve dealing with incomplete data and ambiguity

· Ability to constantly multi-task and handle competing priorities between business needs, organizational issues, and sound customer relations

· A strong sense of urgency, initiative and able to quickly study and react to complex issues

· Excellent problem-solving skills and the ability to confidently and decisively take action


Please note that this is a full-time in-office position with periodic job site visits as required. Working remotely is allowed only as needed.

While performing the duties of this job, the employee may on occasion be required to visit active construction sites with heavy machinery and constantly changing conditions. Candidates must be: 

· Physically Fit: Frequently climb scaffolding, stairs, and ladders.

· Able to spend time in an outside environment with moderate to loud noise level, temperate changes, and weather conditions
