General Summary
Primarily performs maintenance, repair, troubleshooting, servicing and programming of Building Automation Systems (BAS), Commercial and Industrial Heating, Ventilation, Air Conditioning, Refrigeration Systems (HVACR), Exhaust Fans, Return Fans, Make Up Air Fans, Commercial Kitchen Equipment, Pneumatic and Mechanical systems. Electrical Motors, Belt, Direct Driven of various size motors and horsepower. Performs duties to support energy sustainment.
Essential Duties And Responsibilities
3 – 5 years’ experience in a healthcare or similar regulated industrial setting as a HVACR Mechanic / Technicians Engineer with primary assignment to operate and manage BAS, DDC, and HVACR systems and, any combination of education and experience, which would provide the required knowledge and skills, is qualifying.

Licenses and Certification:
Work is performed indoors and outdoors in climatic weather conditions. Required to wear protective clothing and devices when working with hazardous chemicals. Subjected to hazardous gases, high pressure gases, hot liquids, dirt, dust, and oil/grease. Requires physical dexterity, standing, stooping, climbing, and lifting heavy objects to perform duties. Must be physically able to work on ladders, scaffolds, platforms, roofs and in cramped equipment rooms and other confined spaces.

Essential Duties And Responsibilities
- Understands the proper procedures to filling out all required paperwork (Time Sheet, Parts Order Forms, etc.)
- Performs a variety of duties related to trouble call, corrective maintenance, preventative maintenance, within the assigned timeframe.
- Ability to perform work with limited or no supervision.
- Operations, maintenance, and monitoring of BAS-building automation systems.
- Performs maintenance, repair and operation of all HVACR / commercial equipment / systems.
- Troubleshoots, repairs, programs and maintains DDC, BAS, VFD sensors and mechanical devices.
- Performs repair and maintenance of critical refrigerated systems.
- Knowledge of repair, testing, and maintenance for fire alarm and life safety systems.
- Repair and maintenance of mechanical, electrical equipment, and miscellaneous electro-mechanical systems.
- Ability to read and understand wiring diagram / schematics to troubleshoot the electrical components of various units.
- Maintains the general cleanliness and appearance of assigned spaces and the workshop
- Assists the maintenance team, as required, and perform other duties as assigned.
- All appropriate safety practices for working with hand and power tools.
- BAS, DDC, Electrical, Plumbing, HVACR, safe operation and repairs.
- OSHA safety rules, AHA (Activity Hazard Analysis), LOTO (lockout-tag out).
- Safely perform tasks noted in essential duties.
- Coordinate and work with other staff members to achieve project deadlines.
- Read and comprehend operations and maintenance manuals, schematics, blueprints, and shop drawings.
- Clear verbal and written communications.
- Ability to troubleshoot systems using electronics, metering devices, bolometer, computers, and software systems.
- Solely identify and resolve failures/alarms related to critical building equipment.
- Fabricate items, using hand and power tools.
- Accurately determine time and materials required for a job.

Required
Licenses and Certification:
- Related HVAC Certification or
- Documented Military Journeyman level or higher for respective trade(s) and
- Universal Certification CFC/ESCO or Institute Certification for HVAC or related Accredited Certification
- Valid Driver’s License
- Completion of Mechanical Evaluation Certification for Hospital (MECH)
- Completion of an accredited Apprenticeship related program
- Knowledge of NFPA, NEC, TJC, OSHA, Local, State and Federal Codes

- Possible exposure to hazardous materials, requiring use of respirators and personal protective safety attire and equipment.
- May require entering confined spaces such as ductwork, pits, and crawl spaces.
- Lifting and carrying varies – dependent on location of equipment up to 10-40 ft. height.
- Ability to push 50 pounds (maintenance equipment); ability to lift minimum of 50 pounds (supplies and equipment)
