You’ll join a firm small enough that your contributions matter, and ambitious enough that those contributions compound. You’ll help refine the standards, processes, and playbooks that the next wave of hires will inherit. You’ll work directly with senior leadership, build relationships with clients you’d otherwise meet only in passing at a larger firm, and have a clear line of sight into how the business is run — and where it’s going. For someone who wants to be more than a number on an org chart, this is a rare window.
As a Project Manager, you’ll lead our clients’ capital projects from due diligence through closeout. You’ll be responsible for selecting design professionals, managing the design and permitting process, procuring general contractors, managing budget and schedule, and providing quality assurance across the full project lifecycle. The Project Manager typically reports to a Senior Project Manager, Project Director, or Partner, and is often supported by an Assistant Project Manager.
Project Leadership
- Manage multiple capital improvement projects simultaneously, coordinating all aspects of design, permitting, budget, schedule, operational needs, client standards, sustainability requirements, QA/QC, tax credits, and other project-specific requirements.
- Coordinate with the Architect, Contractor, Owner, and other team members to meet project objectives and resolve issues.
- Document the status of the project, all meetings, and correspondence with all project team members.
Design & Procurement
- Lead the procurement process for consultants and general contractor(s).
- Review contractor proposals (Assumptions and Clarifications, Estimates, Organizational Charts, etc.) to evaluate fairness and completeness of scope relative to project objectives.
- Lead the value engineering process alongside the General Contractor, Owner, and Design Team.
- Procure and coordinate Owner OFE, FFE, Artwork, etc. as required.
Budget & Schedule
- Develop and manage the overall CPM Master Development Schedule.
- Manage procedures for handling contract changes, schedule changes, invoices, pay applications, change orders, and substitutions.
Closeout
- Coordinate Punchlist and Closeout procedures.
- 5 years of experience in construction project management, development management, or owner’s representation.
- Strong written and verbal communication skills with owners, consultants, and construction professionals. This is central to the role — our clients hire us because we communicate with clarity and conviction, and we expect every Project Manager to carry that standard.
- BS in Engineering, Construction Management, Architecture, Real Estate, or a closely related field preferred.
- Experience working with a Design-Build Contractor is a plus.
- Fluency in Microsoft Office (Outlook, Excel, Word, PowerPoint).
- Fluency in Microsoft Project; Primavera P6 a plus.
- Strong analytical skills and a demonstrated track record of building relationships across organizational lines.
- In-depth understanding of the development process, including design management, permitting, and construction.
- Self-directed and highly motivated, with the judgment to operate with limited supervision.
- Willingness to participate in an entrepreneurial environment and contribute to company growth.
- Up to 25% travel may be required.
This is a full-time, in-person role based in our Charleston, SC office.
