Unlike most general contractors, Ironwood Commercial Builders, Inc. self-performs several facets of construction, including but not limited to light gauge metal framing and drywall, weather barrier, fireproofing, lath and plaster, as well as custom interior Venetian and historical plaster.
Job Summary
We are seeking a detail-oriented, thorough, and organized construction project manager to join our growing team. In this position, you will oversee superintendents, subcontractors, schedules, and project budgets. The project manager must have the ability to manage multiple projects at one time. The project manager must have a minimum of 3 years of experience as a commercial construction manager, or in a similar position in construction management.
Duties & Responsibilities
- Manage projects to achieve or beat financial, safety, quality, other objectives set by ICBI.
- Work with estimators, purchasing, safety and superintendents on successful bids to provide a smooth and thorough transition to the project team.
- Engage in conceptual planning for the project by directing and implementing the required budgetary and schedule needs.
- Identify potential value engineered details and/or materials to minimize project costs.
- Develop detailed descriptions of jobs and materials necessary to complete the project which are based on the project site size, complexity and customer needs.
- Develop and coordinate budgets and schedules.
- Price, negotiate and track change order requests and RFI’s.
- Identify potential challenges related to schedule, means and methods, coordination, etc. on a project and take a proactive approach to coming up with the best possible solution.
- Monitor and manage project labor and costs as compared with the budget.
- Address and resolve billing and payment issues.
- Manage resources and analyze data to improve our ability to spot and solve problem conditions.
- Address general contractors’ and owners’ issues to assure customer satisfaction is constantly achieved.
- Build and maintain enduring relationships with clients and other contacts industry wide.
- Participate in project management meetings.
- Direct preconstruction activities.
- Provide leadership on the project by promoting a teamwork environment among all team members by facilitating kickoff engagements and holding coordination meetings.
- Oversee team coordination and monitors RFI controls.
- Achieve all assigned metrics to ensure that assigned projects are operating efficiently and effectively.
- Coordinate with Project Engineer on project tasks and requirements
The knowledge, skills and abilities required for this position include:
- Minimum High School Diploma/GED required
- A minimum of three years of experience in the wall and ceiling industry.
- Working knowledge of construction principles/practices, construction methods and building codes.
- Comprehensive knowledge of codes and construction techniques.
- Attention to detail, follow-through and timeliness.
- Ability to work independently and perform well under tight deadlines.
- Must be personable and possess good communication skills – ability to interact with general contractors, architects, construction managers, owners, consultants, vendors and internal team.
- Fundamental knowledge of contract law and project accounting.
- Thorough understanding of all project management control systems (e.g., scheduling, cost control, procurement, etc.).
- Demonstrated experience in understanding and interpreting architectural and engineering plans, drawings, specifications, scopes of work and project documentation.
- Proficiency in MS Word, Excel, scheduling and On Center software (On Screen Takeoff and Quick Bid).
