Project Manager – Commercial Plumbing
Position Summary
Iron Horse Companies LLC is seeking an experienced Project Manager to oversee and manage mid-to-large commercial plumbing projects throughout Arizona. This role is responsible for leading projects from preconstruction through closeout, ensuring they are completed safely, on schedule, within budget, and in alignment with company quality standards.
The Project Manager serves as the primary point of contact between Iron Horse Companies, general contractors, owners, vendors, field leadership, and internal departments. This position plays a critical role in manpower planning, project execution, financial performance, change management, and maintaining strong client relationships across a variety of project types including multifamily, hospitality, education, commercial, and tenant improvement construction.
The ideal candidate brings extensive commercial plumbing experience, strong leadership skills, and a proven track record of successfully managing multiple projects simultaneously.
Project Management
- Manage multiple commercial plumbing projects from award through project completion.
- Develop and maintain project schedules, milestones, and execution plans.
- Monitor project progress and proactively address challenges that may impact schedule, budget, or quality.
- Coordinate project activities with field leadership, subcontractors, vendors, and general contractors.
- Ensure all project documentation is maintained and updated throughout the project lifecycle.
- Participate in project turnover meetings and assist in developing project execution strategies.
Financial & Budget Management
- Manage project budgets, labor productivity, material costs, and overall financial performance.
- Review and analyze job cost reports to identify opportunities and risks.
- Prepare and maintain WIP reports, project forecasts, and profitability projections.
- Track and manage project billing, cost-to-complete projections, and financial reporting requirements.
- Work closely with company leadership to ensure projects meet financial objectives.
- Assist with budget development and project planning during preconstruction phases.
Scheduling & Resource Coordination
- Coordinate manpower requirements with field leadership and company operations.
- Ensure labor, materials, equipment, and subcontractors are properly scheduled to support project milestones.
- Collaborate with suppliers and vendors to ensure timely procurement and delivery of materials.
- Conduct regular jobsite visits to monitor project status and support field operations.
Estimating & Preconstruction Support
- Partner with the estimating department during project turnover and execution.
- Assist with pricing and development of change orders.
- Review drawings, specifications, and project documents to identify scope changes and potential impacts.
- Participate in job walks and provide feedback regarding constructability, site conditions, and project planning.
Change Management & Project Documentation
- Prepare, submit, and track Requests for Information (RFIs).
- Prepare, price, and manage change orders from initiation through approval.
- Maintain accurate project records, correspondence, and documentation.
- Ensure all project stakeholders receive timely communication regarding changes, schedule impacts, and project updates.
- Track outstanding issues and drive timely resolution.
Leadership & Communication
- Build and maintain strong working relationships with general contractors, owners, vendors, and project partners.
- Support Foremen and field teams by providing the resources, communication, and direction necessary for project success.
- Facilitate project meetings and communicate expectations clearly to all stakeholders.
- Promote accountability, teamwork, and a positive company culture.
- Provide regular project updates to company leadership regarding progress, risks, manpower, and financial performance.
Quality & Safety
- Ensure projects are executed in accordance with Iron Horse Companies quality standards.
- Support and promote company safety initiatives across all assigned projects.
- Conduct periodic site walks to monitor workmanship, safety compliance, and project progress.
- Work collaboratively with field leadership to address deficiencies and maintain project quality.
Qualifications
- 10 years of commercial plumbing experience required.
- 5 years of Project Management experience in commercial construction required.
- Experience managing multifamily, hotel, educational, commercial, and tenant improvement projects.
- Strong understanding of commercial plumbing systems, including underground, rough-in, top-out, and trim phases.
- Ability to read and interpret blueprints, specifications, and construction documents.
- Proficiency with Procore, Bluebeam, Microsoft Excel, and Microsoft Office Suite.
- Experience with Foundation Software is preferred but not required.
- Strong financial acumen and understanding of job costing, forecasting, and project budgets.
- Ability to manage multiple projects and competing priorities simultaneously.
- Valid driver's license with a satisfactory driving record.
