What are the responsibilities and job description for the High-End Residential Construction Project Manager position at Iridium Development?
Iridium Development is a growing premier builder in the greater Saint Petersburg area and we are in need of more talent to help produce high-end, luxury, homes. We are seeking a new team member as a Residential Project Manager. This person would work directly with the Chief Marketing Officer by managing the needs required to build our custom homes. The job entails the following requirements. Please read the duties shown below thoroughly to make sure you are a good fit before applying.
o Review of documents to obtain a complete understanding of the project details, plans, and designs
o Review and creation of the project budget, screen select subcontractors, and oversee work in field is completed correctly
o Identify any deficiencies in the scope of work, budget, or subcontractor proposals in a timely manner to keep the project on track
o Build and maintain the project schedule based on subcontractor and field staff availabilities
o Attend weekly office meetings to adjust schedule based on current run rate
o Coordinate the subcontractors, suppliers, and field staff to produce the project and maintain the schedule
o Scheduling of inspections and interaction with municipal officials to obtain inspections
o Do site meetings with the client, designer, and Director to maintain the projects continuity
o Address client concerns or questions promptly and professionally to maintain positive client interaction
o Uphold and enforce safety protocols on the job site to create and maintain a safe work environment. Report any safety violations or refusal to adhere to safety protocols to the office
o Attend regular meetings with the team to ensure staff is up to date on all running aspects of the project and to answer any questions needed to ensure documentation is being processed in a timely manner
o Properly communicate project details to the field carpenters, and subcontractors
o Conduct regular and thorough site inspections to ensure the project is being completed to the appropriate details
o Request additional details from stakeholders as needed for clarification on design intent
o Compile and complete punch lists as necessary and obtain customer sign offs at project completion
o Ensure construction permits are closed out
o Conduct monthly walk throughs for warranty and customer satisfaction

Qualifications
- Proven experience in high-end, waterfront residential construction project management
- Proficiency in construction management software (e.g.,Buildertrend)
- Strong project scheduling and coordination skills
- Ability to read blueprints and schematics effectively
- Knowledge of construction estimating and contract management
- Excellent time management and organizational skills

Pay: $92,000.00 - $110,000.00 per year
