OVERVIEW & PURPOSE:
Under limited supervision, performs semi-skilled and skilled work in the maintenance and repair of County buildings and facilities, with particular emphasis on heat, ventilation and air conditioning systems installation and repair. Work involves performing preventive maintenance on all heat and air units, and installing and maintaining new units; and performing or assisting work in such building trades as electrical, plumbing, and/or carpentry. This position is responsible for performing a variety of equipment maintenance tasks for the Department. Employee reports to the Facility Maintenance Field Supervisor
ESSENTIAL FUNCTIONS:
Assumes primary responsibility for installing, monitoring, servicing, and repairing of heating, ventilation and air conditioning systems in County buildings and facilities, including air handler units, chillers, air conditioning units, boilers, furnaces, heat pumps, hot water pumps, ventilation equipment etc.; calibrates electronic and pneumatic controls; checks thermostats, changes belts, bearings, motors, filters, air dryers, and compressors; cleans coils; implements and schedules maintenance on heating and cooling equipment; performs electrical work as required, including pulling new wires, rewiring heating and air conditioning systems and thermostat locations. Services, repairs, and maintains ice machines, commercial/residential refrigerators, freezers, etc. Orders and purchases supplies and materials as required by jobs. Works with outside HVAC contractors to facilitate repairs.
ADDITIONAL FUNCTIONS:
Performs essential HVAC related work and assist with plumbing, carpentry, and electrical tasks, as assigned.
Performs other related work as required including yard maintenance, storm clean up including the removal of snow and other tasks as needed to assist the department in completing assigned duties.
Performs Road Sign maintenance, as needed
Participates in On-Call (after-hours) rotation, which involves reporting to any emergency calls needed after normal operating hours and weekends, as assigned.
EDUCATION/EXPERIENCE “REQUIREMENTS”:
Graduation from High School and five (5) years of experience in construction trades or building maintenance work, with emphasis on heat, ventilation and air conditioning systems work; or any equivalent combination of training and experience which provides the required knowledge, skills and abilities.
ADDITIONAL “REQUIREMENTS”:
Possession of a valid NC Driver’s License.
Possession of Refrigerant Transition & Recovery Certification required.
Possession of a North Carolina HVAC Contractor’s License is preferred OR must be obtained within one year of employment.
