Job Summary
We are seeking a dynamic, experienced, and highly organized Maintenance Supervisor / Field Maintenance Coordinator to oversee the maintenance operations for our residential rental properties throughout North Florida and South Georgia.
This is a hands-on management position that requires someone who can effectively schedule, coordinate, and supervise maintenance technicians in the field, troubleshoot maintenance issues, and ensure repairs are completed promptly and professionally. The ideal candidate should have broad knowledge of residential property maintenance, including plumbing, electrical, HVAC, appliances, roofing, carpentry, and general repairs.
Because we manage rental homes, emergencies can happen at any time. This position requires someone who is available on weekends and after hours to coordinate emergency maintenance requests when necessary.
The ideal candidate is a strong problem solver, an excellent communicator, and someone who takes ownership of getting maintenance issues resolved quickly while providing outstanding service to our residents and property owners.
Responsibilities
- Schedule, coordinate, and supervise maintenance technicians working in the field.
- Assign daily work orders and monitor progress to ensure repairs are completed efficiently and on time.
- Troubleshoot maintenance issues and determine the best course of action before dispatching technicians.
- Coordinate emergency maintenance requests, including evenings and weekends when necessary.
- Inspect completed work to ensure quality standards are met.
- Oversee repairs involving:
- HVAC systems
- Plumbing
- Electrical systems
- Water heaters
- Appliances
- Roofing
- Carpentry
- Drywall and painting
- Doors, windows, locks, and other general residential repairs
- Work with outside vendors and contractors when specialized repairs are required.
- Obtain repair estimates and monitor project costs.
- Maintain preventative maintenance schedules for company-managed properties.
- Ensure all work complies with local building codes and OSHA safety standards.
- Maintain accurate maintenance records, work orders, invoices, and documentation.
- Communicate with property managers, tenants, vendors, and ownership regarding repair status and timelines.
- Monitor inventory of maintenance supplies and equipment.
- Help improve maintenance processes to increase efficiency and reduce operating costs.
Qualifications
- Previous experience supervising maintenance operations, preferably in residential property management.
- Strong working knowledge of:
- Plumbing
- Electrical systems
- HVAC systems
- Carpentry
- Roofing
- Appliances
- General home repairs
- Ability to diagnose maintenance problems and determine appropriate repair solutions.
- Experience scheduling and supervising maintenance personnel.
- Strong organizational and multitasking skills.
- Excellent leadership and communication abilities.
- Experience working with vendors and contractors.
- Familiarity with work order or property management software (AppFolio experience is a plus).
- Knowledge of OSHA safety standards and maintenance best practices.
- Proficiency with Microsoft Office (Word, Excel, Outlook).
- Valid driver's license and reliable transportation.
Preferred Skills
- Experience in residential rental property management.
- Ability to read basic electrical and plumbing diagrams.
- Experience with preventive maintenance planning.
- Project management experience.
- Bilingual (English/Spanish) is a plus.
Schedule
- Full-time
- Monday through Friday
- Must be available on weekends and after hours to coordinate emergency maintenance requests when necessary.
