About the Role

We are seeking an experienced Property Manager / operator to oversee a our growing 49-unit residential portfolio across multiple properties in the Daytona Beach area.

This is a high-responsibility role focused on ensuring that all aspects of property operations run smoothly. You will be responsible for managing day-to-day activities, enforcing standards, and making sure nothing falls through the cracks.

This is not a purely administrative role. You are expected to own outcomes, solve problems, and ensure execution across all areas of the portfolio.

Key Responsibilities

  • Oversee daily operations across all properties
  • Ensure maintenance issues are addressed quickly and properly
  • Supervise maintenance staff and ensure accountability
  • Manage rent collection, follow-ups, and delinquencies
  • Handle tenant communication, issues, and rule enforcement
  • Coordinate and oversee unit turns and readiness
  • Ensure consistent leasing activity and unit showings
  • Manage evictions and compliance processes as needed

Schedule & Expectations

  • Approximately 50 hours per week
  • Must be available on-call for urgent issues and emergencies
  • This role requires someone who is responsive, dependable, and proactive

  • Proven experience in property management or portfolio operations (3 years minimum)
  • Strong organizational and follow-through skills
  • Comfortable holding others accountable and making decisions
  • A problem-solver with a “figure it out” mindset
  • Someone who takes ownership of results, not just tasks

Requirements

  • Prior experience managing residential properties
  • Strong communication and organizational skills
  • Reliable transportation
  • Ability to manage both people and processes effectively

Compensation

  • $55,000 – $70,000 base salary
  • Performance-based bonuses
  • Opportunity for long-term growth with a growing portfolio
  • Mileage reimbursement
