Job SummaryThe Property Inspector, supports the Community Association Managers (CAMs) and Board of Directors by coordinating vendor services, managing project logistics, and ensuring quality and compliance for contracted work within the community.
Essential Duties and Responsibilities
- Collaborate with Community Association Managers (CAMs) to develop the scope of work for requests for proposals (RFPs) related to association common-area services and projects.
- Conduct site visits to evaluate project areas, verify scope accuracy, and meet with Board members or vendors as needed.
- Solicit proposals from qualified, licensed, and insured contractors experienced in the required type of work.
- Review and analyze bids, preparing detailed comparison summaries that highlight service scope, pricing, and contractor qualifications.
- Ensure that projects are completed in compliance with contractual specifications and community standards.
- Monitor vendor performance and assist in resolving issues or deficiencies to maintain service quality and consistency.
- Support the Compliance Inspector or CAMs with periodic community inspections to verify contractor performance and community standards compliance.
- Identify opportunities to improve vendor relationships, streamline processes, and reduce costs through competitive bidding and preventive maintenance planning.
- Perform additional duties or special projects as assigned by management.
Part time. Hours are flexible.
Valid drivers license and vehicle required.
