Preconstruction Manager – Lead Estimator

A long-established South Florida GC (nearly 60 years) is hiring a Preconstruction Manager – Lead Estimator to own early-stage estimating and preconstruction planning—from conceptual budgeting and design-phase cost control through GMP development and handoff to operations. This is not a high-volume hard-bid position; the focus is primarily on preconstruction, cost planning, scope alignment, trade validation, and risk management for a committed pipeline.
Family-founded and now a ~$25M General Contractor, the company is entering a major growth phase through an exclusive developer partnership, with a committed pipeline expected to drive revenue toward $100M. This role offers a defined path to management as the function scales.
Compensation & Benefits

Key Responsibilities
- Lead preconstruction on projects ranging from $1M–$100M (commercial, multifamily, complex renovations)
- Produce conceptual budgets, design-development estimates, and GMP support pricing
- Perform takeoffs, scope reviews, and CSI division coverage checks to prevent gaps/overlaps
- Develop trade scope sheets and bid packages; coordinate budget pricing with key subs/vendors
- Level and validate pricing (apples-to-apples), clarifying inclusions/exclusions and assumptions
- Identify scope gaps and cost risk across architectural, structural, civil, and MEP
- Drive value engineering and pricing alternates with quantified impacts
- Maintain cost history, assemblies, and estimating standards to support scalability
- Deliver complete estimate and assumptions handoff to operations/project teams
Required Qualifications
- 5 years GC estimating/preconstruction experience (commercial/multifamily preferred)
- Experience developing multi-million-dollar budgets and cost plans from concept through GMP and handoff to operations
- Strong drawing/spec review skills (A/S/MEP)
- Advanced Excel; Bluebeam/OST/PlanSwift/Procore a plus
- Ability to run the preconstruction workflow independently (individual contributor)
Preferred Qualifications
- Bachelor’s degree in Construction Management, Engineering, or related field
- Experience with ground-up commercial/multifamily and complex renovation projects
- Strong subcontractor relationships and market pricing instincts
