We are seeking an experienced Property Manager to oversee a large, complex apartment community with 488 units across 35 buildings and a team of approximately 13 onsite employees. This role is ideal for a proven leader with hands-on experience in managing high-unit-count, multi-building properties, and strong operational, financial, and people management skills.
Position Summary
The Property Manager is responsible for the overall performance, financial results, physical condition, compliance, and daily operations of the community. This is a fully onsite, hands-on leadership role requiring the ability to manage multiple departments, prioritize competing demands, and maintain high standards of service and accountability.
Key Responsibilities
- Lead day-to-day operations of a large, multi-building community to achieve occupancy, revenue, and property goals.
- Supervise, hire, train, and manage all onsite staff; approve timesheets and PTO; ensure effective use of Yardi and Paycor.
- Oversee leasing operations, approve applications, renewals, pricing adjustments, and ensure rent collection, deposits, and delinquency follow-up.
- Ensure compliance with Fair Housing, ADA, FCRA, and company policies.
- Manage property finances including purchase orders, invoice approvals, month-end close, and financial reporting.
- Oversee maintenance operations, capital projects, unit turns, inspections, and housing quality standards.
- Maintain property standards for safety, cleanliness, and curb appeal through regular inspections.
- Partner with Marketing and Revenue Management on leasing strategy, advertising, and resident events.
- Respond to resident concerns, support retention efforts, and ensure high levels of customer service.
- Communicate regularly with the Regional Director and provide operational updates.
- Be available for emergency response and provide coverage for onsite roles as needed.
Qualifications
- High school diploma or equivalent
- 3–4 years of property management experience in a supervisory role
- Experience managing large, multi-building communities strongly preferred
- Strong computer skills; Yardi Voyager experience highly desirable
- Excellent leadership, communication, and organizational skills
- Strong understanding of Fair Housing and multifamily regulations
- Valid driver’s license and reliable transportation to use during the workday, as driving the properties is required
- Must be able to pass background checks and drug tests (we test for marijuana)
Work Environment & Requirements
- Fully onsite position with regular office hours 8:30 am - 5:00 pm
- Ability to walk the property, inspect units, and navigate stairs
- Availability for evenings, weekends, emergencies, and extended hours as needed
