Position Overview
The In-House Property Manager is responsible for the full lifecycle management of approximately 100 rental properties owned by our investment company. This role oversees tenant relations, leasing, maintenance coordination, financial tracking, compliance, and overall property performance.
Key Responsibilities
Tenant Management
- Serve as the primary point of contact for all tenant communications.
- Handle tenant onboarding, lease signing, renewals, & move-in/move-out checklists
- Respond to tenant concerns promptly.
- Manage lease compliance and issue resolution.
- Coordinate evictions or legal notices when necessary.
Leasing & Marketing
- Manage advertising and listings on rental platforms.
- Conduct showings, application review, and screening.
- Prepare and execute leases and renewals.
- Track occupancy and turn schedules.
Maintenance & Vendor Coordination
- Receive and triage maintenance requests.
- Schedule and coordinate repairs with vendors.
- Conduct routine inspections.
- Manage turnover projects, bids, and timelines.
Financial Responsibilities
- Track rent collections and delinquencies.
- Post charges, credits, and adjustments.
- Prepare monthly reporting.
- Support budget creation for maintenance and capital projects.
Compliance & Documentation
- Maintain accurate tenant files and leases.
- Ensure compliance with landlord-tenant laws.
- Handle license renewals, inspections, and municipal requirements.
Portfolio Oversight
- Maintain an organized overview of all properties.
- Identify risks and opportunities for improvement.
- Work with Finance, Maintenance, and Ownership.
Qualifications
- 3 years of property management or real estate operations experience preferred.
- Understanding of landlord/tenant laws and fair housing.
- Experience with property management software.
- Strong communication skills.
- Highly organized and detail-oriented.
- Valid driver’s license and transportation.
Job Type: Full-time
Pay: $60,000.00 - $70,000.00 per year
