Superintendent
Location: Bronx, NY
Duration: Full time (live-in)
Base Salary $70 to $80K/year
Schedule: Monday-Friday, 8AM-4PM (35 hours/week)
General Responsibilities
The Superintendent oversees daily supervision, maintenance, and monitoring of all site facilities and systems, including plumbing, electrical, hot water, sprinklers, standpipes, HVAC, and more. This is a full-time, live-in position.
Key Responsibilities
- Oversee daily site maintenance (plumbing, electrical, HVAC, boilers, sprinklers, elevators, etc.); maintain logs and troubleshoot issues.
- Supervise porters: schedule cleaning/trash tasks, train on safety/OSHA compliance, assist with employee/tenant issues.
- Manage unit turnovers: inspect vacants/occupied units, supervise contractors, track progress via punch lists, prepare for agency visits.
- Handle grounds/exterior: landscaping, snow/debris removal, pressure washing; submit weekly inspection reports.
- Vendor/agency management: secure bids, inspect work, order supplies, ensure compliance (DEP, Fire Dept.), resolve violations.
- Respond to emergencies, provide resident service, use building software; perform other assigned duties.
Requirements
- High school diploma/GED.
- 5 years superintendent experience (large multi-family preferred).
- Preferred: 2 years with VRF heat pumps, ERV, generators, BMS.
- Knowledge of HVAC, boilers, electrical, plumbing, carpentry.
- Organizational/multitasking skills; tenant service focus (elderly).
- On-site live-in with emergency response.
- Boiler/FDNY licenses (or obtain within 90 days).
- Lift 50 lbs unassisted.
