Position Overview
We are seeking a seasoned, high-caliber Real Estate Attorney to serve as our primary in-house legal expert. This role isn't just about reviewing contracts; it’s about navigating the entire lifecycle of real estate. You will act as a strategic advisor to our executive team, overseeing everything from complex acquisitions and land use to property management disputes and multi-state regulatory compliance.
Core Responsibilities:
- Transaction Management: Own the entire closing process, including drafting and negotiating Letters of Intent (LOIs), Purchase and Sale Agreements (PSA), and managing the flow of funds/escrow instructions.
- Due Diligence Leadership: Lead exhaustive due diligence "from the ground up," including the review of title commitments, ALTA surveys, environmental reports (Phase I/II), and zoning verification.
- Title & Survey Resolution: Proactively identify and cure title defects, negotiate title insurance coverages/endorsements, and resolve complex easement or boundary issues.
- Financing & Debt: Manage the legal side of project financing, including construction loans, permanent financing, and refinancing documents.
- Development & Entitlements: Navigate land use, zoning, and municipal approvals to move projects from "dirt" to "disposition."
- Post-Closing Integration: Oversee the transition of assets into the portfolio, including property management agreements and tenant estoppel certificates.
General Legal Oversight
- Litigation Management: Lead real estate litigation cases (ownership disputes, leasing, zoning) and manage external counsel.
- Regulatory Compliance: Ensure compliance with Florida-specific statutes, environmental laws, and landlord-tenant regulations.
- Document Drafting: Draft, review, and negotiate complex commercial leases, settlement agreements, and corporate pleadings.
- Strategic Research: Utilize LexisNexis/Westlaw to provide high-level strategy on emerging property law and land-use regulations.
Qualifications
- Education: Juris Doctor (JD) from an accredited law school.
- Licensure: Active license to practice law in Florida.
- Experience: 5–10 years of dedicated real estate law experience (mix of law firm and in-house preferred).
- Closing Expertise: Proven track record of successfully closing high-value commercial transactions.
- Mindset: Ability to operate independently in a high-growth environment with a practical, solutions-oriented approach.
Preferred Experience
- Prior in-house experience at a growth-stage or mid-sized real estate development/investment firm.
- Exposure to corporate structuring, M&A, or complex financing transactions.
- Direct experience working with executive teams and cross-functional departments.
Pay: $83,000.00 - $130,000.00 per year
