Job Summary
The University Director of Residential Maintenance Operations is a senior administrative role responsible for strategic leadership, fiscal oversight, and daily execution of maintenance, asset preservation, and facilities management across all on-campus student housing and residential facilities. This position directly ensures safe, sustainable, and high-quality living environments that support student retention and the university's academic mission.

Required Qualifications
Bachelor's degree
A minimum of five (5) years of experience in facilities operations, maintenance, or engineering.
3¿5 years of experience in a supervisory or management capacity.
3 years of experience housing operations, including but not limited to, occupancy management, contracts, assignments, enrollment initiatives, housing policies, opening/closing of Residential building pre and post turn.
Experience utilizing a housing management system (StarRez).
Experience building collaborative partnerships with faculty, administrators, students, parents/families, and community partners.
Preferred Qualifications
Master's degree.

Responsibilities
Strategic & Operational Leadership
- Supervision of Residential Buildings: Oversees daily operations and maintenance for 12 residential facilities, including the recent addition of a new building. Manages occupancy readiness, building compliance, operational efficiency, and service delivery across all housing units. Oversees and manages major housing projects.
- Coordination with Board of Regents Liaison: Collaborates with the Board of Regents liaison to ensure continuity of facilities and custodial operations throughout the academic year and summer terms. Serves as a departmental representative in high-level operational planning, evaluation, and decision-making discussions.
- Workflow Management: Directs work order systems, prioritizes maintenance requests, and ensures timely completion of repairs. Manages procurement and inventory of custodial equipment, supplies, and uniforms. Leads the integration of a new work order management system.
- Emergency Response: Serves as the primary resource for continuous facility operation during campus emergencies; often "on-call" 24/7. Coordinates emergency response efforts with campus safety, maintenance, and residence life staff.
- Preventive Maintenance: Develops and manages comprehensive building maintenance and lifecycle programs to extend the utility of campus assets.
- Strategic Planning for Housing Growth: Leads operational planning for housing growth initiatives, including staffing models, equipment procurement, and space utilization.
- Project and Renovation Oversight: Participates in facilities planning and renovation projects, including pre-occupancy readiness, punch list management, and logistical coordination. Oversees procurement and management of all R&R Foundation properties and real estate-owned residential facilities.
- Technology Implementation and Systems Oversight: Oversees the implementation and use of housing and facilities management systems for work orders, occupancy tracking, and reporting, including platforms such as Maintenance Connection, SchoolDude, Samanage, and Entrata.
- Budget Management: Oversees operational budgets related to housing facilities and custodial services. Identifies opportunities for cost savings and operational efficiencies while maintaining service quality. Reviews monthly vendor and custodial invoices for accuracy and compliance with contract terms. Identifies discrepancies, authorizes payments, and coordinates issue resolution with vendors and procurement.
- Contract Administration: Oversees the management of outside vendors and specialized contractors. Monitors vendor performance and manages service agreements to ensure alignment with institutional standards and expectations. Review current contract with CGL to Access equipment/appliance and service vehicles purchase by ASU Housing
- Regulatory Compliance: Assists in the development and revision of housing and facilities policies. Ensures all residential programs and facilities comply with university, state, and federal regulations, including building codes, OSHA, and life safety standards.
- Staff Supervision: Manages a varied workforce including skilled trades (plumbing, electrical, HVAC, general tradespersons), the 3rd party contractor completing residential hall cleaning, and administrative personnel.
- Student Support and Interdepartmental Collaboration: Works closely with Student Affairs and Residence Life to support the student experience, addressing residential concerns related to health, safety, and conduct.
- Summer Operations and Conference Housing: Coordinates all summer housing operations, including building transitions, deep-cleaning schedules, and vendor support for conference and transitional housing. Oversees the Housing Initiative , a post-checkout operational program involving student workers responsible for room turnover, trash removal, furniture disassembly and reassembly, and preparation of residential spaces for summer programs and incoming groups.
- Operational Management: Manage early arrivals/openings, returning student check-in, break housing processes, and campus closings. Coordinates the logistics for all semesters' check-ins and check-outs. Collaborates with academic departments, Facilities Management, Card Services, IT, Albany State University Police Department (ASUPD), Dining Services, to forecast housing needs, facilities and service viability, and access for housing participants. Interact with students and parents/families regarding residential concerns. Ensures adequate written controls for master keys and master key cards are in place. Responsible for overseeing all key inventory in all residential halls.
