Under limited supervision, assists with the work management functions and a comprehensive planned and corrective maintenance program relating to facility maintenance and area support of the University of South Carolina Columbia campus comprised of approximately 165 buildings and 12 million gross square feet of facility space including work that requires on demand maintenance services, planned maintenance support, regular building inspections, and multi-member crews.
Job Related Minimum Required Education And Experience:
Coordinates small scope maintenance projects by investigating and evaluating issue to scope out project and determine the underlying or overriding ancillary affects; assisting in the review of design of plans and specifications; assisting with the solicitation of bids and selection of contractors; reading blueprints, schematics, or drawings; writing service requests or work orders; explaining project needs to Facilities staff and ensuring their understanding of tasks; consulting with University Project Managers, contractors, and sub-contractors; assisting with the approval process of new or modified construction plans; providing information on existing Area Support systems that may be affected during a project; apprising management, building occupants, and stakeholders the status and issues on a routine basis; advising on requirements for future construction projects; estimating costs and executing schedules for project work based on length, scope, manpower, and equipment requirements; communication of expected installation or modification work with supervisory personnel; troubleshooting new or newly modified systems to assure proper functioning of the system; monitoring the contract and the work delivery; conducting final inspection of project prior to closing out contract; and notifying Accounting for approval of final payment

Provides leadership to and supervises assigned Area Maintenance supervisors by developing goals, priorities, budget plans, and regular communications about services; providing direction, leadership, motivation, and on the job training; reviewing area supervisor work assignments and holding them accountable to satisfactory performance; creating a participatory work environment; monitoring labor hours and materials expended; ensuring work tasks are performed in a safe, productive, and cost effective manner; completing Employee Performance Management Systems documents; reviewing, verifying, and submitting time records and leave requests; coordinating with departmental human resources for position management, training, and disciplinary and personnel actions. Ensures consistency in operational practices across all assigned area shops as well as coordinates with other area manager(s) to ensure consistency across all area maintenance units.

Acts as a champion, super user, and trainer for the computerized maintenance management system (AiM), ensuring that all area maintenance team members are fully utilizing the technology and subscribing to the operational processes. Assists faculties asset management team to ensure that CMMS is kept current and acts as a subject matter expert for all aspects of the CMMS system.

- Requires a bachelor’s degree in a job related field and 5 or more years of job related experience, which may be substituted by an equivalent combination of job related certification, training, education, and/or experience.
