What are the responsibilities and job description for the PM Maintenance Technician position at Inns of Monterey?

Job Objective: Ensures physical hotel property consistently meets or exceeds established standards of maintenance by performing routine, preventative and emergency interior/exterior maintenance in a manner responsive to guest satisfaction and to preservation of company assets in a safe, cost- effective manner. Is familiar with and complies with the Inns of Monterey (IOM) Mission and Core Values in performing all key areas of accountability and other essential duties and responsibilities.

Key Areas of Accountability:

1. Ensures smooth continuous operation of the hotel facility by performing both scheduled routine preventative maintenance and emergency maintenance activities, as needed.

2. Ensures guest satisfaction by responding to all guests’ maintenance needs promptly and courteously. Makes guest service a top priority.

3. Regularly completes guestroom preventative maintenance according to established program and completes daily work orders as assigned.

4. Completes preventative maintenance for hotel equipment and provides repairs to equipment as needed.

5. Maintains mechanical and electrical systems of hotel.

6. Regularly inspects hotel property and performs building repairs to interior and exterior of hotel, including but not limited to painting, plumbing, electrical wiring, HVAC, and other related maintenance activities.

7. Completes and documents all monthly maintenance calendar assignments.

8. Ensures adequate supply of required inventory and spare parts according to par levels established.

9. Completes purchase orders/requisitions according to procedure.

10. Ensures proper use, care and cleanliness of all IOM equipment, tools, supplies, and property.

11. Is familiar with the operation of the hotel security and alarms systems and responds as needed.

12. Is familiar with hotel lock system; performs trouble-shooting, repair, replacement, and reports for lock system as needed.

13. Maintains cleanliness and functioning of hot tubs.

14. Works closely and collaboratively with contractors, vendors and service repair companies as needed.

15. Participates in special projects as assigned by the Chief Engineer.

16. Is familiar with and routinely assists in maintenance repairs and guest requests at other IOM properties.

  • Performs all duties in a safe manner as outlined in the codes of safe practice and reports all accidents to supervisor immediately regardless of severity.
  • Maintains safety and security of guests at all times.
  • Adheres to key control policy and procedure according to set standards.
  • Adheres to and promotes the PHR Compass Points Standards.

Other Essential Duties and Responsibilities:

a. Available on call by means of pager or phone call.

  • Flexible hours required; works evenings, weekend and holiday shifts, as assigned.

c. Provides technical back-up for hotel staff regarding equipment usage, repair and maintenance.

d. Makes recommendations to Chief Engineer for new equipment purchases and/or maintenance procedures.

e. Promptly reports all major hotel or equipment damage or concerns to Chief Engineer.

f. Always uses prudent judgment relating to timing of guestroom repairs, ensuring all revenue opportunities are realized.

g. Is aware of water conservation needs and actions to be taken and monitors all related equipment and its condition.

h. Ensures energy conservation through close monitoring of equipment, procedures, and methods.

i. Is aware of Emergency Procedures and is able to apply them actively in an emergency situation.

j. Maintains a teamwork orientation toward co-workers and other departmental staff members.

k. Attends and participates in departmental meetings as scheduled.

l. Completes all assigned reports and paperwork in timely manner.

m. Adheres to established uniform and grooming policies.

n. Responsible for clear and effective communications.

o. Cooperates with all reasonable requests to work, change schedules and/or work overtime when it is required to properly handle business or in emergency situations.

p. Assists in training new/other employees.

§ Education/Experience: High school diploma or equivalent and two to four years related experience and/or training.

§ Language Ability: Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

§ Mathematical Skills: Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals.

§ Equipment/Computer Expertise: Ability to operate a variety of maintenance type equipment.

§ Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variable in situations where only limited standardization exits. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

§ Certificates/Licenses/Registration: Valid driver’s license with good driving record required. CPR certification may be required.

Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

The noise level in the work environment is usually moderate.
