Overview
We are seeking a proactive and skilled Facilities Technician specializing in Housing to join our team. Facilities Technician is responsible for performing semi-skilled and unskilled general maintenance work to improve the upkeep, curb appeal, and general conditions of IHC properties/facilities. Regular maintenance of properties/facilities as directed by the Maintenance Supervisor or Asset Manager and includes but not limited to operating motorized equipment, power tools, general cleaning equipment, monitoring grounds, trash pickup, and general building facilities maintenance.

Essential Functions: An employee in this class may be called upon to perform any and all of the tasks listed below. This list of examples does not include all of the tasks which the employee may be asked to perform.

  • Maintains grounds, cleaning, and mowing, raking leaves, trimming and snow/ice removal.
  • Clean and secure vacant apartments, perform all other cleaning related tasks
  • Deliver, remove/install appliances.
  • Operate miscellaneous hand tools and machine tools.
  • General building facilities maintenance
  • General building cleaning and sanitation
  • Adheres to all safety precautions.
  • Assists in inspection of properties/facilities.
  • Maintains and cares for landscaped areas.
  • Reads utility meters.
  • Keep daily logs of property areas salted/snow and ice removed during winter months and property areas mowed during summer months.
  • Wash windows, light globes, lenses and install.
  • Keep all property areas clean and place debris in refuse receptacles.
  • Performs other duties and responsibilities as assigned.

Required Knowledge, Skills and Abilities:

  • Excellent Customer Service.
  • Ability to effectively communicate verbally with a variety of people, one-on-one and in small groups.
  • Ability to effectively communicate in writing, generally using existing form letters or other documents as examples.
  • Ability to use a personal computer to enter and report data and perform word processing.
  • Knowledge of the Uniform Physical Condition Standards (UPCS).
  • Takes all appropriate safety precautions to avoid on‑the‑job accidents.
  • For all work completed, meets quality standards established by the supervisor.
  • Uses skills necessary to the job and shows evidence of developing additional skills through experience.
  • Uses IHC tools, materials and equipment efficiently, properly and safely.
  • Properly prepares and submits 100% of job-related documents (work orders time sheets etc.) to the supervisor daily.
  • Regular and reliable onsite attendance and punctuality
  • Valid Michigan Driver's license with insurable driving record

Qualifications, Knowledge and Skills:

  • High School diploma or equivalent.
  • Minimum of two (2) years of working experience in grounds/custodial work.
  • Must possess a valid Michigan State driver’s license and an insurable driving record.
  • Ability to perform a variety of unskilled and semi-skilled tasks in assisting higher-level maintenance employees in all skilled areas.
  • Ability to operate the more common types of grounds machines and/or woodworking equipment.
  • Ability to follow detailed instructions and take directions from Supervisor.
  • Ability to effectively communicate with residents and IHC staff.

Materials and Equipment Used:

General Office Equipment, Cell phone, hand, shop and power tools/equipment

Work Environment and Physical Demands

Work is performed in IHC properties, facilities and outdoors, which may cause the employee to experience a range in temperatures and other weather conditions. The noise level may be loud and the environment may be more hazardous than a standard office environment.

While performing the duties of this job, the employee is regularly required to sit; use hands to finger, handle, or feel objects, tools or controls; reach with hands and arms; talk and hear. The employee is occasionally required to stand, walk, and stoop, kneel, crouch, or crawl. The employee must regularly lift and/or move up to fifty (50) pounds and occasionally lift and/or move up to seventy (70) pounds. Specific vision abilities required by this job include close vision and the ability to adjust focus.

Must acknowledge and agree to maintain a drug-free workplace as a condition of employment with Inkster Housing Commission.

Although marijuana has been legalized under Michigan law, it is a Schedule I controlled substance and is illegal under federal law. As a federally funded agency IHC’s employees are NOT permitted to use or possess any form of marijuana for medical or recreational purposes. Any applicant for employment who tests positive for marijuana during a pre-employment drug screening shall be ineligible for employment with IHC. Any applicant for employment who advises IHC that s/he uses any form of marijuana will be ineligible for employment with IHC. IHC is unable to grant a request for a reasonable accommodation to use marijuana under any circumstance.
