We are looking for a reliable and motivated full-time Maintenance Technician to join our team. In this role, you will be responsible for the completion of day-to-day activities involving maintenance of the building, equipment and machinery, including HVAC, plumbing, building lighting and security systems, trash and recycling removal, building warranty preservation and overall building appearance. The ideal candidate will have a strong work ethic, attention to detail, and the ability to perform physical tasks as part of a team.
Responsibilities and Duties
Responsible for the day-to-day maintenance of the building including trash/recycling removal. Performs routine maintenance on building interior and exterior. Routinely inspect building mechanical systems/equipment to ensure proper performance and maintenance. Monitor and adjust controls that regulate building systems, such as air conditioning, boilers, etc. Respond to maintenance requests in a timely and efficient manner, ensuring that all tasks are completed to satisfaction. Perform routine and minor repairs and maintenance tasks, including fixing plumbing issues (e.g., leaks, clogged drains), electrical repairs (e.g., changing light bulbs, outlets), and basic carpentry work (e.g., patching holes, repairing doors, minor HVAC, and general infrastructure. Maintaining specific maintenance schedules to preserve the building warranty. Address emergencies and urgent issues. Prepare for storms and hurricanes (e.g., secure property, test generators, clear drains). Responsible for weekly trash and recycling pick-up. Supervision of building vendors daily.
Qualifications and Skills
Knowledge of : Operations, services, and facility maintenance. Strong problem-solving skills and the ability to work independently and as part of a team. Basic knowledge of general trades (electrical, plumbing, carpentry, basic HVAC). Ability to operate maintenance tools and equipment safely and efficiently. The position will require the employee to work indoors and outdoors.
Requirements:
High school diploma or equivalent; trade or technical certifications are a plus. Strong attention to detail and pride in delivering quality work. Ability to lift, carry, and move equipment and materials up to 50 lbs. Effective communication skills and the ability to follow instructions. Must be dependable, punctual, and demonstrate effective time management. Valid driver’s license and reliable transportation. Background Check and Drug Screening is required.
Duties
- Perform comprehensive maintenance, repair, and operations (MRO) on building systems including electrical, plumbing, HVAC, and mechanical equipment.
- Troubleshoot and repair electrical equipment using schematics, ohmmeters, and other diagnostic tools to ensure optimal performance.
- Conduct HVAC system inspections to maintain climate control efficiency throughout the building.
- Painting and refinishing experience a must. Multiple paint touch ups weekly to maintain building appearance standards.
- Trash and recycling removal weekly.
- Oversee facilities maintenance projects, including residential painting, plumbing repairs, and general building upkeep.
- Supervise junior technicians or contractors when required, providing leadership and ensuring quality standards are met.
- Ability to accept direction as needed from building management with the spirit of cooperation.
- Interpret technical schematics and mechanical drawings to accurately diagnose issues and implement solutions.
- Ensure compliance with safety standards and building codes during all maintenance activities.
- Proven experience in facilities maintenance within residential or commercial high-rise environments.
- Strong electrical experience with knowledge of electrical equipment repair and troubleshooting techniques.
- Hands-on experience with HVAC system repair and preventive maintenance procedures.
- Skilled in , plumbing system maintenance, and residential painting tasks.
- Familiarity with schematics, technical manuals, and electrical testing tools such as ohmmeters.
- Supervising experience leading maintenance teams or contractors is preferred.
- Excellent customer service skills with the ability to communicate clearly in English with residents and team members.
