Overview

Maintenance Technicians III work under the general supervision of the Maintenance Supervisor, the employee performs general maintenance and repair tasks at both skilled and semi-skilled levels. Tasks are performed across multiple trades or crafts at assigned housing developments.

Duties

  • Repairs or replaces wiring and electrical components, including outlets, switches, light fixtures, and breaker switches/fuses.
  • Repairs or replaces plumbing fixtures and fittings, including leaky faucets, clogged drains and sewer lines, sprinkler systems, damaged toilets, sinks, water cutoffs, water heaters, and lavatory sinks.
  • Repairs or replaces damaged structures such as walls, roofs, woodwork, floors, gutters, downspouts, garage doors, fences, gates, doors and locks, windows, cabinets, doorbells, peepholes, clotheslines, fans and belts, and insulation.
  • Repairs, replaces, and services heating units, boiler systems, and various air conditioning systems.
  • Repairs and replaces roof shingles on all types of roofs.
  • Wires and installs terminals for computer systems.
  • Services and repairs, agency vehicles and equipment.
  • Repairs, adjusts, and replaces appliances and equipment, including refrigerators, gas and electric stoves, furnaces, electric motors, smoke detectors, heat pumps, power tools, and test equipment.
  • Completes necessary paperwork, including inventory records, daily work orders, vehicle service inspections, and monthly gas reports.
  • Responds to emergency work orders after normal work hours as part of an "on-call" duty rotation.
  • Performs pest extermination as part of "make-ready" activities.
  • Constructs frames, pours, and finishes concrete work.
  • May operate a truck as needed.

SUPERVISORY RESPONSIBILITIES

Crew Lead in the absence of Maintenance Technician IV. Out-of-class pay is provided for Maintenance Technician IV duties.

Qualifications

  • To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below represent the knowledge, skills, and abilities necessary for the role.

EDUCATION AND EXPERIENCE

A high school diploma or GED is required. 2 to 3 years of experience in building maintenance or vocational training in general repairs, carpentry, plumbing, and electrical work is preferred. Equivalent combinations of education and experience will be considered. Strong knowledge of techniques, methods, materials, and equipment used in plumbing, carpentry, and electrical repairs, as well as the repair of household appliances and heating systems. Proficiency in using various hand and power tools and test equipment. The ability to read and understand repair manuals and instructions/warnings for cleaning agents. The ability to write service requests, maintenance reports, and inspection reports.

LANGUAGE SKILLS

Ability to communicate effectively both orally and in writing.

MATHEMATICAL SKILLS

Ability to compute measurements accurately.

REASONING ABILITY

Most tasks are routine and repetitive. However, some assignments may require independent judgment and decision-making to accomplish work efficiently.

CERTIFICATES, LICENSES, AND REGISTRATIONS

A valid Indiana driver’s license is required. HVAC Certification or EPA Minimum Type 2 Certification.

PHYSICAL DEMANDS

The employee must operate hand and power tools and equipment. Work can be physically demanding and may involve prolonged standing, walking, reaching, bending, crouching, stooping, and lying prone. Arm strength is required for manipulating tools such as saws, sanders, and jointers. The employee must occasionally push, pull, and lift objects weighing 50 pounds or more. The job requires spatial awareness, finger dexterity, and manual coordination. Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions.
