Overview
This is a semi-skilled maintenance position responsible for general maintenance, repair, grounds-keeping, roadwork, and equipment operation associated with Association operations. The employee performs semi-skilled and unskilled duties as assigned by the Maintenance Foreman, Assistant Foreman, Manager of Codes and Facilities, or General Manager. Work includes maintaining Association buildings, amenities, grounds, roads, equipment, vehicles, and common areas. This position also assists with snow removal, emergency response, seasonal preparation, and general operational needs of the Association.

QUALIFICATIONS

The Maintenance Person should have experience or demonstrated ability in general maintenance work, including plumbing, electrical, carpentry, mechanical aptitude, equipment operation, vehicle care, and the safe use of hand and power tools.

The employee must have a current valid Pennsylvania driver’s license and be able to operate Association vehicles and equipment safely and responsibly.

The employee must be able to read and follow written directions, follow verbal instructions, complete assigned tasks with minimal supervision, and work cooperatively with supervisors, staff, vendors, residents, and the public.

The employee must maintain a neat appearance, wear appropriate work boots, and follow all safety expectations while on duty. The employee must maintain a clean work environment and keep tools and supplies organized.

The employee must be willing to work a flexible schedule, including weekends when needed. If Saturdays and/or Sundays are worked as part of a scheduled work week, a day(s) off will be scheduled during the week when applicable.

The employee must be available for overtime during snow removal, salting, storm response, emergencies, and other operational needs as determined by management.

ESSENTIAL DUTIES AND RESPONSIBILITIES

General Maintenance

Perform general maintenance, repair, and construction-related duties throughout Association property.

Assist with plumbing, carpentry, painting, electrical, and general building maintenance as assigned.

Maintain and repair Association buildings, offices, bathhouses, clubhouse areas, guard houses, gates, garage areas, and other facilities.

Janitorial and Facility Support

Perform janitorial and cleanup duties for Association facilities and amenity areas as needed.

Assist with cleanup and maintenance of office areas, clubhouse, pools, beaches, bathhouses, amenities, garage, compound, and other Association spaces.

Remove litter, trash, debris, and refuse from Association property as assigned.

Grounds Maintenance

Perform grounds maintenance throughout Association common areas and amenities.

Assist with maintenance of pools and pool areas, beaches, picnic areas, bathhouses, tennis courts, basketball courts, playgrounds, road signs, traffic signs, guard houses, gates, and other community facilities. Perform snow shoveling and salt spreading as required in the winter months.

Cut roadside vegetation, trim tree branches, cut grass, weed whack, clear brush, maintain berms, and assist with seasonal grounds cleanup.

Roadwork

Assist with road maintenance and repair, including shoulder repairs using gravel, and pothole repairs using cold patch.

Clean ditches, swales, and drainage areas as assigned.

Assist with grading, road cleanup, street sign repair and/or installation, and other road-related maintenance tasks.

Perform snow plowing, salt spreading, and winter weather response duties as assigned.

Vehicle and Equipment Operation

Operate Association vehicles and equipment safely and responsibly.

Operate or assist with dump trucks, automatic and manual transmission vehicles, four-wheel-drive vehicles, snow plows, cinder spreaders, tractors, loaders, graders, backhoes, and other maintenance equipment as assigned and qualified.

Maintain adequate fuel levels and inspect vehicles and equipment for damage, defects, or maintenance concerns.

Report equipment issues, safety concerns, damage, or needed repairs to the appropriate supervisor.

Hand and Power Tools

Use hand tools and power tools safely and responsibly.

Maintain tools and equipment in good working order.

Follow all safety procedures when using tools, equipment, vehicles, and machinery.

Other Duties

Perform other duties as assigned by the Maintenance Foreman, Assistant Foreman, Manager of Codes and Facilities, or General Manager.

Assist with seasonal operations, emergency response, amenity preparation, Association projects, and other operational needs as required.

WORK EXPECTATIONS

The employee is expected to follow direction, complete assigned work, communicate clearly with supervisors, and maintain a professional attitude while representing the Association.

The employee is expected to work safely, use proper equipment, report concerns promptly, and assist in maintaining Association property in a clean, safe, functional, and professional condition.

This position requires reliability, honesty, cooperation, flexibility, and the ability to work as part of the maintenance team.

Pay: From $17.18 per hour
