Building Maintenance Technician

Position Summary
Independent Property Management is a Vermont owned family business that manages commercial properties in Burlington, Williston and Essex and is currently expanding into residential management. We are currently seeking a full-time maintenance technician to help with all aspects of building maintenance, including, but not limited to, painting, light janitorial, shoveling/salting, landscaping, and common building repairs. The ideal applicant is prompt, dependable, organized, can work efficiently alone, likes to tinker to figure out maintenance solutions, has a positive attitude and has building maintenance experience or a strong desire to learn.

Key Responsibilities

· Perform routine inspections and preventive maintenance on building systems, equipment, and common areas.

· Painting- interior and exterior paint

· Snow removal- shoveling, snow blowing and salting on walkways and stairs. No plowing.

· Landscaping- maintain flower beds, mulch, weeding/weed-wacking, trimming trees and bushes and some mowing.

· Janitorial- keep the interior and exterior of our properties clean, including common areas.

· Building Maintenance- all aspects of building maintenance and minor routine repairs. Examples include changing light bulbs, fixing and installing door locks, unclogging toilets and sinks, adjusting thermostats, adjusting and weatherizing windows and doors, replacing ceiling tiles and wall-patching.

· Monitor HVAC, electrical and plumbing systems and identify issues requiring licensed or specialized service.

· Respond promptly to maintenance requests, document completed work and communicate status updates.

· Coordinate access for contractors and vendors and verify that assigned work is completed appropriately.

· Maintain tools, parts, supplies, maintenance records, and a clean, orderly work environment.

· Follow company procedures and applicable safety requirements at all times.

Qualifications

· At least 1 year of building maintenance, facilities, property management, construction, or have a strong interest in building maintenance and a desire to learn.

· Working knowledge of common hand and power tools and basic plumbing, electrical, HVAC, and carpentry tasks.

· Ability to read instructions, complete work orders, prioritize requests, and communicate professionally.

· Valid driver’s license and reliable transportation, when travel between properties is required.

· Ability to work safely with limited supervision and collaborate effectively with tenants, staff, and vendors.

· Applicant must pass a background check.

Physical and Work Requirements

· Monday – Friday 7:00am – 3:30pm

· Ability to stand, walk, bend, kneel, climb ladders, and work in mechanical or outdoor areas.

· Ability to lift and carry up to 80 pounds.

· Comfort working indoors and outdoors in varying weather conditions and around typical building equipment.

· Availability to be on call for after hour emergencies.

Compensation and Benefits

Pay: Starting at $24/hour, based on experience and qualifications.

· Health, dental, and vision insurance are available after a four-week trial period.

· 10 days paid vacation and seven paid holidays

· Access to a company vehicle after a four-week trial period.
