We're currently seeking a Revenue Manager located in or near Tampa, FL. The Revenue Manager leads the revenue strategy for assigned communities, driving performance through strategic pricing, concessions management, demand forecasting, and competitive analysis. This role partners with Operations, Asset Management, Marketing, and senior leadership to optimize revenue while ensuring strategies align with market conditions and portfolio objectives. The position requires strong business judgment and analytical insight to translate market data into strategic actions that maximize property performance.
*Must accommodate a Hybrid work schedule (3 days in office) and reside in or near Tampa, FL or be willing to relocate

Responsibilities:
Revenue Strategy & Portfolio Performance
- Lead the revenue strategy for assigned portfolio ranging from 7,000 units to 10,000 units optimizing performance across rent growth, occupancy, leasing velocity, and effective rent.
- Evaluate property performance against budget, forecast, and market benchmarks and partner with leadership to suggest corrective strategies to address performance gaps.
- Adjust new lease and renewal parameters, amenity values, lease terms, and pricing strategies to reflect market conditions.
- Review and approve pricing recommendations generated by revenue management models.
- Effectively communicates revenue management principles to market managers to create buy in
Concessions & Demand Management
- Own concession strategy across assigned communities, including structure, duration, and market positioning.
- Evaluate the impact of concessions on leasing velocity, occupancy, and effective rent performance.
- Identify when concessions should be introduced, adjusted, or eliminated based on demand signals and competitive positioning.
Market Intelligence & Competitive Strategy
- Monitor market trends, supply and demand dynamics, and competitor performance.
- Conduct submarket analysis and competitive positioning assessments to inform pricing strategy.
- Develop internal and external benchmarking to evaluate portfolio performance.
- Provide strategic recommendations to leadership based on market insights.
Revenue Analytics & Performance Insights
- Analyze key performance metrics including occupancy, leasing velocity, renewal retention, rent growth, days vacant, and concession exposure.
- Perform operational data analysis to identify revenue risks and opportunities.
- Develop and deliver scheduled reporting and ad hoc queries/analysis that provides visibility into portfolio revenue performance and trends.
- Translate complex data into actionable strategies for operations and leadership teams.
Cross-Functional Leadership
- Partner closely with Operations, Asset Management, and Marketing to align revenue strategies with portfolio objectives.
- Communicate pricing strategies, revenue insights, and recommended actions to Vice Presidents, Asset Managers, Regional Managers, and Property Managers.
- Facilitate revenue strategy discussions and performance reviews with operational leadership.
Systems & Revenue Management Tools
- Oversee the effective use of revenue management systems and pricing models.
- Ensure systems are calibrated to reflect market conditions and portfolio strategy.
- Apply strategic judgment to validate or override system-generated pricing recommendations when appropriate.
Process Innovation & Best Practices
- Identify opportunities to improve pricing strategy, concession management, and revenue processes.
- Develop new tools, workflows, and analytics that enhance revenue decision-making and portfolio performance.
- Drive adoption of revenue management best practices across the organization.
- Tolerance for ambiguity of early change management situation
Skills & Qualifications:
- Bachelor’s degree in business, Finance, Real Estate, Economics, or related field preferred.
- 3 years of experience in hospitality or multifamily management, pricing strategy, or asset performance analysis.
- Experience with revenue management platforms such as REBA Rent, LRO, AI Revenue Management, preferred.
- Strong financial, analytical, and data interpretation skills and proficiency with analytical tools (e.g. Excel pivot tables, database queries, etc.)
- Ability to translate market insights into strategic revenue actions.
- Experience collaborating with Operations, Asset Management, and Marketing teams.
- Travel - Up to 25% of travel may be required.
