What are the responsibilities and job description for the Asset Manager - Multifamily Portfolio position at Independence Realty Trust Inc.?
We're currently seeking an Asset Manager for our Philadelphia, PA corporate office. The Asset Manager is responsible for analyzing portfolio performance and implementing strategies that maximize the value of residential communities across a multi-city region. This role serves as a key link between property operations and company leadership, driving NOI growth, capital efficiency, and long-term asset value. The ideal candidate brings a strong analytical foundation, hands-on multifamily experience, and the ability to manage multiple priorities across a geographically diverse portfolio.
Duties include but are not limited to:
Portfolio Performance & Strategy
- Identify and act on opportunities to increase revenue and decrease operating expenses across the portfolio.
- Develop and maintain in-depth market knowledge for each submarket within the region, including submarket trends, competitive set analysis, rent positioning, and new construction.
- Evaluate and implement value-add strategies, including unit renovation programs, amenity upgrades, and operational improvements.
- Continuously identify areas of opportunity to improve portfolio performance, efficiency, and competitive positioning.
- Oversee lease-up and stabilization strategy for value-add or newly delivered assets within the portfolio.
Reporting & Financial Analysis
- Run the annual budgeting process, including revenue projections, expense benchmarking, and capital expense planning.
- Identify root cause of actual performance compared to budget expectations.
- Review and track capital projects to ensure on-budget and on-schedule completion
- Assist management in preparation for quarterly earnings calls and board meetings, including variance analysis and narrative commentary.
Operations & Property Management Collaboration
- Partner with on-site and regional property management teams to implement and continuously refine operational best practices.
- Participate in weekly revenue strategy calls, contributing market intelligence and portfolio-level perspectives and strategy.
- Participate in and/or lead biannual portfolio review meetings.
- Perform regular property site inspections across the region to assess physical condition, operations, and competitive positioning.
Acquisitions & Dispositions Support
- Assist with underwriting and due diligence for potential acquisitions.
- Support disposition processes including preparation of asset-level financial summaries and due diligence coordination with the transaction team.
- Perform all related duties assigned by Management.
Requirements include but are not limited to:
- Bachelor’s degree in Business, Finance, Real Estate, or a related field required; MBA or advanced degree a plus.
- Minimum 5 years of real estate asset management, valuation, or financial analysis experience; multifamily/conventional apartment experience strongly preferred.
- Relevant professional designations a plus (e.g., CFA, CPM, CCIM).
- Advanced proficiency in Microsoft Excel, including DCF/IRR modeling and scenario analysis.
- Experience with property management and asset management platforms required; Yardi, RealPage, or Entrata experience strongly preferred.
- Excellent written and verbal communication skills; able to present complex financial analysis clearly to leadership and stakeholders.
- Strong organizational skills with the ability to manage multiple assets and competing deadlines across a regional portfolio.
- Self-directed and proactive, with a demonstrated ability to identify problems and implement solutions with minimal supervision.
- Collaborative team player who works effectively with property management, accounting, and executive leadership teams.
- This position requires up to 30% travel, which may vary based on business needs.
