Position Summary
The Make Ready Technician is responsible for preparing vacant apartment homes for new residents in a timely, safe, and quality-focused manner. This role performs a variety of maintenance, repair, cleaning, and cosmetic tasks to ensure units meet company standards, local codes, and resident expectations prior to move-in.
Essential Duties & Responsibilities
Unit Turn & Preparation
- Prepare vacant units for move-in by completing all assigned make-ready tasks within required deadlines
- Perform basic repairs including drywall patching, painting, caulking, flooring touch-ups, and fixture replacement
- Replace or repair locks, door hardware, blinds, screens, and light fixtures
- Perform minor plumbing repairs such as faucet replacement, drain clearing, and toilet repairs
- Perform minor electrical work including outlet, switch, and fixture replacement (where permitted)
- Clean units thoroughly after maintenance work is completed or coordinate final cleaning as required
Inspections & Quality Control
- Inspect units for safety, cleanliness, and functionality prior to move-in
- Identify additional repair needs and report them promptly to the Maintenance Supervisor
- Ensure all work meets company standards, safety regulations, and local building codes
Maintenance Support
- Assist maintenance team with preventative maintenance and property-wide projects as needed
- Respond to maintenance requests or emergencies when assigned
- Maintain inventory of supplies and materials used for unit turns
Safety & Compliance
- Follow all safety policies, OSHA guidelines, and company procedures
- Properly use personal protective equipment (PPE) and tools
- Maintain a clean and organized work area and shop
Customer Service
- Interact professionally with property staff, vendors, and residents
- Support a positive resident experience by delivering quality workmanship
Qualifications
Education & Experience
- High school diploma or equivalent preferred
- Minimum 1–2 years of apartment maintenance or related construction experience preferred
- General knowledge of plumbing, electrical, carpentry, and painting
Skills & Abilities
- Ability to work independently and manage time effectively
- Strong attention to detail and quality
- Ability to lift up to 50 lbs and perform physical tasks including bending, climbing, and standing for extended periods
- Ability to read work orders and follow instructions
Licenses & Certifications
- Valid driver’s license and reliable transportation (if required)
- EPA Certification (Type I or Universal) preferred but not required
Work Environment & Physical Requirements
- Indoor and outdoor work in varying weather conditions
- Exposure to cleaning chemicals, dust, and construction materials
- Use of hand and power tools
Schedule & On-Call
- Full-time position with flexible scheduling
- Participation in on-call rotation may be required
Pay: $22.00 - $25.00 per hour
