Position Summary
The Maintenance Technician is responsible for performing routine and emergency maintenance repairs throughout the apartment community. This role ensures apartments, buildings, and common areas are maintained in a safe, functional, and attractive condition while providing excellent service to residents.
Essential Duties and Responsibilities Maintenance & Repairs
- Complete maintenance work orders in a timely manner
- Perform repairs in:
- HVAC systems (basic troubleshooting)
- Plumbing (leaks, clogs, fixtures)
- Electrical (outlets, switches, lighting)
- Appliances
- Drywall, painting, carpentry
- Flooring and minor tile work
- Assist with apartment make-ready / unit turns
- Perform preventive maintenance tasks as assigned
- Respond to emergency maintenance calls and on-call rotations
Safety & Compliance
- Follow OSHA regulations and company safety policies
- Properly use PPE and tools
- Comply with Lockout/Tagout (LOTO) procedures when required
- Follow Hazard Communication and SDS requirements
- Report unsafe conditions, near misses, and incidents immediately
- Maintain clean, organized work areas
Customer Service
- Interact professionally with residents and team members
- Communicate maintenance updates to residents and management
- Respect resident privacy and Fair Housing requirements
- Provide excellent customer service at all times
Property Operations
- Conduct routine inspections of buildings, grounds, and amenities
- Assist with grounds maintenance and common areas as needed
- Support vendor work and follow supervisor direction
- Accurately document work orders and repairs in property software
Qualifications Required
- High school diploma or equivalent
- 1–3 years of maintenance experience (multifamily preferred)
- Basic knowledge of HVAC, plumbing, electrical, and appliances
- Ability to follow written and verbal instructions
- Valid driver’s license and reliable transportation
- Ability to participate in on-call rotation
Preferred
- EPA HVAC Certification
- OSHA 10 certification
- CPO certification (if property has pool)
- Experience with property management software
- Bilingual (English/Spanish)
Physical Requirements
- Ability to lift up to 50 lbs.
- Frequent bending, kneeling, climbing stairs and ladders
- Ability to work indoors and outdoors in varying weather conditions
- Use of hand and power tools
Work Environment
- Occupied and vacant apartment units
- Mechanical rooms, rooftops, and outdoor areas
- Exposure to noise, dust, cleaning chemicals, and temperature changes
Job Type: Full-time
Pay: $24.00 - $26.00 per hour
