Maintenance Manager

The maintenance manager provides general maintenance support to all work sites based on work orders received. Work sites are located in Columbia and Centralia. Custodians report to the Maintenance Manager.  The Maintenance Manager reports to the Director of IT Services and Facilities.

ESSENTIAL FUNCTIONS:

1. Complete maintenance for office and residential locations in Columbia and Centralia in a prompt, efficient manner
2. Organize and oversee contracted work used for repairs for office buildings and residential locations
3. Inspect sites regularly to identify issues/ necessary maintenance
4. Develop and implement preventative maintenance schedules
5. Supervise employed and contracted custodians to ensure that facilities are kept to a high standard of cleanliness
6. Maintain tool and cleaning supply inventories
7. Oversee grounds maintenance: Pulling weeds, snow removal, coordinating lawn care and trimming of vegetation
8. Maintain cleaning supplies, stock and reorder
9. Serve on Health and Safety Committee
10. Support and ensure compliance with all agency policies, OSHA rules, and government oversight regulations
11. Maintain digital records for maintenance performed or contracted
12. Occasionally assist IT with low-voltage cabling needs
13. Other duties as assigned

SKILLS REQUIRED:

1. Familiarity with chemicals, supplies, and equipment used for cleaning
2. Experience in preventative facility maintenance
3. Excellent attention to detail and organizational skills
4. Strong communication skills, both in-person and electronic
5. Excellent problem-solving and decision-making skills

EDUCATIONAL REQUIREMENTS:

1. Required: High School diploma or equivalent
2. Preferred: Associates/ Bachelor’s degree in related field – may substitute equivalent experience

PHYSICAL REQUIREMENTS:

1. Ability to lift up to 50 pounds
2. Ability to stand or sit for several hours at a time
3. Ability to climb and stand on a ladder
4. Lifting and moving furniture and appliances are a regular component of this position
5. Ability to bend, stoop, or perform other physical duties as required by the position

LICENSING OR OTHER SPECIAL CERTIFICATIONS REQUIRED:

1. Take classes or trainings as required in cleaning methods and techniques and new products
2. Class E Missouri Driver’s License and proof of valid vehicle insurance
3. Successfully pass background checks
4. Complete annual trainings
