The Asset Manager is responsible for safeguarding the long-term financial stability and physical condition of IMPACCT Brooklyn’s housing portfolio. By maximizing property performance and ensuring complete regulatory compliance, this role directly advances the organization’s mission to preserve affordable housing for Brooklyn residents.

Essential Duties and Responsibilities
Data Management

  • Extract raw data from Excel files and third-party property managers to build structured performance models.
  • Create and maintain digital dashboards to track key indicators such as vacancy rates, rent collections, and expense ratios.

Financial Performance & Oversight

  • Monitor and analyze operating budgets, cash flows, and reserve accounts across the portfolio.
  • Recommend strategies to improve Net Operating Income (NOI) and sustain capital reserves.

Regulatory & Investor Compliance

  • Maintain a comprehensive calendar of compliance deadlines, including audits, certifications, and reporting requirements.
  • Prepare and submit required reports to auditors, lenders, syndicators, and government agencies.

Portfolio Strategy

  • Develop long-term strategies for refinancing, recapitalization, and asset repositioning, with emphasis on commercial assets.
  • Support planning for Year-15 LIHTC exits and other milestone events in the portfolio.
  • Coordinate efforts to reposition and refinance existing affordable housing developments.
  • Evaluate the feasibility of preservation development opportunities and conduct due diligence for existing and prospective projects.

Property Operations Coordination

  • Meet regularly with property managers to review both financial and operational performance.
  • Conduct site visits to assess physical conditions and flag deferred maintenance issues.
  • Maintain compliance and tax status for all portfolio entities.
  • Evaluate new acquisitions or deals based on existing portfolio performance.

Commercial Leasing

  • Perform due diligence and market research on commercial assets, including rent analysis and revenue alignment.
Qualifications

Minimum Qualifications

  • A bachelor’s degree is required, preferably in public administration, business administration, public policy, urban planning, law, finance, economics, or a related field. A master’s degree is preferred.
  • 2 - 3 years of professional experience is required, preferably in affordable housing, property management, public finance, government, or a related field.
  • Ability to read income and expense statements preferred.
  • Core competencies and experience in property management and real estate finance are strongly preferred.
  • Proficiency in real estate terminology and concepts is required, and basic knowledge of affordable housing programs at the City, State, and Federal levels is encouraged.
  • Strong verbal communication and public presentation skills are a requirement.
  • Strong organization skills and ability to coordinate complex activities, prioritize conflict demands, and meet deadlines.
  • Strong computer skills with a thorough knowledge of MS Word and Outlook.
  • Proficient in Microsoft Excel and financial modeling techniques.
  • Ability to work independently and as part of a team in a fast-paced environment.
  • Fluency in the English language is required.

Employment Status
Exempt, Full-Time. The days and hours of work are primarily Monday through Friday, 9:00 a.m. to 5 p.m. Travel may be expected. Occasional evening or weekend work and local travel may be required for events or funder meetings.
