ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

Primary Job Responsibilities

• Apartment Turnover Painting


• Performs all duties to successfully complete full paint and touch up paint during the unit turnover process.


• Assists with Make Ready procedures.


• Common Area Painting


• Completes assigned workorders for common area painting.


• Makes repairs and replacements as necessary to drywall.


• Conducts inspections of buildings for possible common area touch up painting.


• Maintain all necessary equipment used for painting.


• Report and communicate any painting needs to the Property Manager.


• Assists in maintaining inventory of paint and painting supplies.


• Keep a positive relationship with other staff members, vendors as well as residents.


• Be aware of and always operate within OSHA (Occupational Safety & Health Act) standards and company safety policies.


• Responsible for thorough knowledge of management company policies and property community policies.


• Utilize work order systems for assignments, continuously updating the status of open work orders and closes out tasks once completed.


• Other duties as assigned.

Skills, Abilities and Knowledge Needed

• Excellent communication skills.


• Organized and manages time well. 


• Excellent computer skills. Proficient in Microsoft Office (Excel, Word, and Outlook) as well as previous experience with Property Management Software.


• Ability to take direction and absorb information quickly.
