What are the responsibilities and job description for the Assistant Project Manager position at Ideal Homes MN Inc.?
This position’s primary role will be to assist the Project Manager in the following duties:
· Define the scope of the project in collaboration with sales and general manager.
o Review plans, contract, and job budget.
o Perform site visits and evaluations as necessary.
· Develop thorough project plans for each project to ensure successful completion, encompassing job calendars/schedules, material lists, material ordering, and the identification and acquisition of missing information.
o Utilize project management software to maintain updated job files, create daily logs, upload jobsite pictures, and manage calendar items.
· Confirm necessary permits are obtained.
· Regularly review the project calendar and make necessary revisions or updates as needed.
· Determine staffing needs for each project, covering all phases such as site work, foundation, plumbing/heating/electrical, carpentry, finishes, etc.
o Assist with the selection and hiring of subcontractors for each phase, as required per project.
o Determine the team responsible for the carpentry phase. Coordinate scheduling with our in-house carpentry crew or arrange external hiring as necessary.
o Ensure subcontractors and carpentry crew meet schedule.
· Coordinate home delivery with factory, setting crew, sales, and homeowner.
· Work with factory to enhance quality control in construction practices.
· Perform project estimating as required, including involvement in the annual updating of the in-house pricing system.
· Coordinate with all required inspectors for the project.
· Conduct a thorough inspection of the home upon delivery to the site, documenting any damages or material shortages, and take prompt action to address these issues proactively. Order any necessary follow-up materials for each job as needed.
· Proficient in performing and overseeing carpentry tasks, including but not limited to: framing, drywall and sheetrock installation, insulation, trim-out and interior finishing, siding, roofing, garage construction, and building decks/porches/steps.
· Manage job changes and coordinate with sales, the general manager, and office staff to ensure thorough completion of all required paperwork and accurate documentation of changes.
· Track the project's progress and implement any required adjustments to ensure its successful completion.
· Schedule and assist in conducting a final walk-through with the sales team and homeowner upon project completion. Address any issues promptly or create a plan for their resolution.
· Ensure compliance with safety practices, daily duties, and policies on the job. Supervise site appearance, maintaining a clean and safe work environment.

· Maintain cleanliness and condition of company tools, materials, and vehicles/trailers.
· Manage the sales center, including lot model setup and teardown, maintenance, and ensuring the overall appearance of the sales center is well-maintained.
Job Requirements
· Experience in project management, supervision, and leadership is required.
· Experience and expertise in residential construction practices required.
· A comprehensive understanding of standard safety practices is essential.
· Proficiency in training, motivating, and supervising all staff members on every project.
· Strong organizational skills are essential, including the ability to prioritize tasks, develop a work schedule, monitor progress, and ensure completion of projects. Proficiency in completing paperwork is also essential.
· Proficient in problem assessment and identification, with the capability to devise solutions and effectively resolve issues.
· Self-motivated with a positive attitude.
· Proficiency in reading blueprints and generating material lists as required is necessary.
· Must possess general computer knowledge.
· A professional appearance is required.
· Must possess a valid driver’s license, have insurance, and reliable transportation.
· Should own carpentry tools for use on job sites.
· Hours to be 7:00am-3:00pm Monday through Friday. Hours and days worked may change to meet the needs of the company.
· The work environment will encompass both office and field settings, with the primary focus being fieldwork in all weather conditions. This role involves travel to job sites, vendor locations for material pick-ups, the office, and other related locations as necessary.
Pay: From $75,000.00 per year
