Title: Part-Time Short-Term Rental & Property Manager
Location: Davenport area, FL — local candidates only
Type: Part-time, hourly, on-call as needed (approx. 10-20hrs/week)
Compensation: $20 - $50 / hour (dependent on experience & market) — see note below
About us
We operate a growing portfolio of short-term vacation rentals and a few long-term properties. Fast onboarding, weekly pay option, and a small, hands-on team. You'll keep our homes guest-ready, handle light maintenance, and help maintain high guest satisfaction.
Key responsibilities
- Perform check-in / check-out inspections and prepare properties for incoming guests (cleanliness, supplies, basic staging).
- Complete light handyman tasks: change locks, tighten fixtures, basic plumbing tasks (toilet seat, faucets), patch small holes, replace bulbs, etc.
- Coordinate and occasionally respond to guest call-outs (lockouts, urgent minor repairs) — rare, but may require short notice.
- Report larger repair needs and coordinate contractors.
- Maintain inventory of supplies and restock essentials between guests.
- Document property condition with photos and short notes before/after stays.
- Conduct periodic property walkthroughs for preventative maintenance.
- Keep a running log of repairs, expenses, and vendor contacts.
Qualifications
- 1 year experience in property management, hospitality, maintenance, or similar (preferred but not required).
- Comfortable using smartphone apps, taking photos, and writing short condition reports.
- Basic handyman skills — able to complete minor repairs without supervision.
- Reliable vehicle and valid driver's license (must be local / within X miles).
- Flexible availability; able to respond to occasional on-call situations.
- Good communication and guest-service mindset.
- Ability to lift ~50 lbs, climb a ladder, and work indoors/outdoors.
Nice to have
- Background in short-term rental platforms (Airbnb/VRBO) or experience with lockbox/smart locks.
- Basic appliance, plumbing, or electrical troubleshooting skills.
- First-aid/CPR or basic safety training.
- Owns basic tools (we can provide larger tools).
Hours & Pay
- Typical weekly hours: seasonal variance).
- Weekend availability as needed.
- Pay: Starting at $1,600 / month, plus certain maintenance.
- Base pay is about $20-$40 / hour of a typical work week.
