JOB REQUIREMENTS: We\'re looking for an experienced MEP Preconstruction
Manager to join our team. In this role, you\'ll lead preconstruction
efforts for a wide variety of commercial projects. You will partner with
our architecture, engineering, and construction teams to develop clear,
accurate conceptual and hard bid estimates, with a focus on mechanical,
electrical, and plumbing (MEP) systems that support project success from
the start. Key Responsibilities: Prepare conceptual, schematic, and
design development budgets, as well as detailed hard bids, with a focus
on MEP scopes. Partner with design teams to ensure MEP systems are
cost-effective, constructible, and well-coordinated within the overall
project. Perform quantity takeoffs, labor estimates, and scope of work
breakdowns. Create and manage MEP requests for proposals, define bid
packages, and develop value engineering solutions. Compile and present
well-documented, data-driven estimates. Maintain and manage
subcontractor/vendor databases and prequalification processes. Assemble
and analyze subcontractor/vendor bids or quotations. Assemble and
present final estimates to clients and internal teams. Identify and
assess project-specific risks related to MEP systems and recommend
mitigation strategies. Coordinate closely with superintendents and
project managers to ensure alignment with execution plans. Lead internal
estimate review meetings. Support project managers during buyout and
subcontractor selection, including pre-award meetings and scope review.
Maintain historical costs within the estimating database. Build and
sustain strong relationships with owners, subcontractors, vendors, and

Qualifications & Background: Bachelor\'s degree in construction
management, engineering, or a related field. 7 years of experience in
conceptual and hard bid estimating, including purchasing
responsibilities, with a focus on MEP systems. Strong estimating
experience in at least one MEP trade discipline: mechanical, electrical,
Or Plumbing Required. Experience Estimating Across Multiple MEP Trades
is strongly preferred, and experience with all three disciplines is
ideal. Experience working in a design-build environment is a plus.
Strong leadership, communication, and problem-solving skills. Ability to
manage time effectively and prioritize across multiple projects. Solid
understanding of construction drawings and specifications, including MEP
plans. Proficiency with Microsoft Office products and construction
management tools, methods, and techniques (Bluebeam, bid solicitation
software, and MS Access). Working knowledge of Revit, Smartsheet, or
scheduling software (a plus). Proficiency with estimating software,
including On-Screen Takeoff and Iconica/Pantera plan room. Experience
with AI, Assemble, or other 3D takeoff software (a plus). Comfortable
