The Role
As a Project Estimator at I-Kota, you are the financial architect of our projects. You play a critical role in the pre-construction phase, transforming blueprints into comprehensive, competitive, and accurate budgets. You aren't just "crunching numbers"—you are analyzing risk, identifying value-engineering opportunities, and building the subcontractor relationships that make our "Integrated" approach possible. Base Salary: $75,000–$95,000 annually (Dependent on experience)
Key Responsibilities
- Quantity Take-offs: Perform highly accurate digital take-offs across all divisions using Bluebeam and specialized estimating software to ensure every stick and brick is accounted for.
- Bid Management: Lead the subcontractor solicitation process. Build excitement around our projects, manage the ITB (Invitation to Bid) process, and ensure full coverage across all scopes of work.
- Cost Analysis: Develop detailed conceptual and hard-bid estimates. Compare subcontractor quotes side-by-side to identify "scope gaps" and ensure the best value for our clients.
- Value Engineering: Work closely with the Design Team and Project Managers to identify creative cost-saving measures that maintain the project's integrity while meeting the owner’s budget.
- Market Intelligence: Stay pulse-checked on Denver’s volatile material costs and labor market trends to provide "real-time" budget feedback during pre-construction.
- Site Evaluation: Attend pre-bid walkthroughs and visit project sites to identify potential logistical challenges or existing conditions that impact pricing.
- The "Integrated" Hand-off: Ensure a seamless transition from Pre-con to the field team by leading thorough "Job Start" meetings to review the project's financial DNA.
Qualifications
- Education: Bachelor’s degree in Construction Management, Civil Engineering, Finance, or a related technical field.
- Experience: 2–5 years of estimating experience in commercial or multi-family construction. We value candidates who understand the Denver market and the specific nuances of LIHTC or ground-up projects.
- Software Skills: Expert-level proficiency in Bluebeam and Excel. Experience with Procore and estimating platforms (like Sage, On-Screen Takeoff, or similar) is highly preferred.
- Analytical Rigor: An obsession with accuracy. You take pride in finding the detail that everyone else missed.
- Relationship Driven: Excellent communication skills with the ability to negotiate fairly with subcontractors and present budgets clearly to stakeholders.
